“First of all, there was no staff or anyone to welcome you. We reserved a room with a private bath, and when we arrived we had been assigned a different room with no private bathroom. The shared bathroom available was filthy and the linoleum was coming off the floor. The bedroom was dirty as well and the beds were like cots, horrible mattresses. We tried to reach property owner with no avail. They never responded to any of our inquiries. Within 15 mins, we booked a room at local hotel and left...

“I paid £26 for the night, and felt like I overpaid. Advertisement pictures are false. Maybe that room looked like this, once. Not any more. Stains on the walls, stank of cigarettes. “Oak Tree Rooms was an excellent base for our New Forest weekend. I think the only drawback was the other people staying - they did like a loud conversation through a locked door, which was quite annoying! Other than that, the rooms were very comfortable indeed.”

“Another wonderful stay , the hotel is so beautifully decorated clean and owners so friendly and helpful. The breakfast in the morning is amazing with a fantastic choice cooked to order. The lady serving this is a treasure and can’t do enough for you. Will be back again to this amazing hotel by the sea .”
