Perfectly adequate for a short stay. Arrived at 9:20 pm, last guest of the night. Self checking was well defined and easy. The power outlet that served the bedside table did not work. So, no convenient place to charge the phone or make coffee in the morning No hot water for a morning shower at 9 am One sheet on the mattress pad and a comforter, but no top sheet. Large towels but no washcloth If I come staying will spend more for a nicer place

The communication from the time of booking was prompt. Most everything is exactly as shown. We arrived later in the evening and had a very small room beside the kitchen. It was clean and comfortable. We let ourselves in with the instructions provided. The entire place was quiet and no one else seen. Before 6 am, there was a lot of street noise outside which woke us. We thought there was some breakfast included but they stopped this service several months prior. There was ample place in the living room area to sit and wait for our Uber once we left our room by 10 am to the Southampton Cruise Terminal. While this property is nice and well kept, the neighborhood gave us pause in the daylight. Some of the nearby homes seem to be in questionable condition. This is only of concern if one considers the need to walk anywhere in the neighborhood. Arriving by car - no problem and they have ample parking in the back. For our need of a place to stay the evening before leaving in a cruise the following day, it was sufficient. We spoke with the most delightful lady of the house for a while as we waited to leave. There was coffee and tea available and if someone wanted to bring their own food to consume there, the dining area was available for use. Read their information carefully so there are no surprises. This is a home that has been converted into a lodge. The photos they show are correctly representative.
