Just a good overall value stay, it's quite a far walk to the waterfront and town, not too bad walking downhill but walking uphill all the way back in teh summer months isn't ideal if you're wearing dinner wear. Decent views, rooms are dated and smallish, breakfast and staff are great though, there is a pool which is great and the onsite parking is a bonus as well. I'd stay again but if you want a true Lake Como experience you will want to splurge and get a waterfront property

A wonderful lovely place to stay!! Clean room, property, dining area, pool. Everything about Royal Hotel was amazing. Staff were lovely and helpful and the meals were delicious and interesting and the setting inside and outside for dinner and breakfast were wonderful!! Thank you thank you so much!! We recommend and would go back again.

The property was very well maintained and in a beautiful location. Sophia at the front desk was a delight, she was so sweet and helpful. Unfortunately breakfast was not great, the eggs were undercooked and slimy and the bacon was barely cooked. This is a very nice place overall but it is a long steep walk to town. There is a bus that brings you up pretty far with a shortcut to the hotel but make sure you get the correct bus. Once we got on the wrong bus and ended up stranded in the middle of nowhere. Thanks to the kindness of strangers we made it back to our hotel!

Our room - in the annex - was lovely and squeaky clean...and OMG THE VIEW! We enjoyed the pool and breakfast was delicious. If we return to Menaggio, we will stay at the Hotel Royal.

Overall, we enjoyed many aspects of our stay. The views are breathtaking, the grounds and pool are beautiful, the breakfast buffet and restaurant were excellent, and the air conditioning was a huge relief during the heatwave. While the property isn't modern, it has a lot of charm. Our biggest challenge was transportation. Although the hotel is described as being within walking distance of Menaggio, that's only realistic with very light luggage. Taxis were difficult to find during our stay, and Ubers were expensive. We mostly relied on buses—the C110 was reliable, but the C113 was not. On two occasions the driver missed our stop, and my husband and I ended up on an unexpected 45-minute ride up the mountain before we could get off. Our room matched the description, but there was a persistent unpleasant odor. Housekeeping appeared to spray air freshener each day, but it only masked the smell briefly. Finally, we visited during the third heatwave of the summer. The hotel initially offered complimentary cold bottled water in a guest-accessible refrigerator, but midway through our stay access was restricted and water was only available for €2 per bottle. While cheaper water was available in town, the uphill walk back and lack of a refrigerator in the room made staying hydrated much more difficult. The hotel has many wonderful qualities, but given the extreme heat, we felt the staff could have been more accommodating.

PLEASE READ BEFORE BOOKING THIS PROPERTY Unfortunately, I would not recommend this hotel. It was the most disappointing hotel I stayed at during my trip to Italy. 1. Outdated facilities — No fridge, no electric kettle, no elevator, weak water pressure, and extremely small shower space. Instead of key cards, guests are given a physical key. 2. Bug issues — There were many bugs around the property, and I even found dead bugs in the bathroom floor. 3. Poor accessibility and transportation — Without a car, getting to and from the hotel was very difficult. Taxis were supposedly available with advance booking, but they were always fully booked. The route to the hotel includes steep hills/stone stairs. When we asked for help booking a taxi, the staff told us to walk and handed us phone numbers to call ourselves. 4. There was usually only one receptionist, so assistance was slow and the hotel rarely answered the calls. 5. Disappointing breakfast and restaurant — Breakfast was overpriced for the limited selection. Compared to other hotels in Italy, there were very few fruit and vegetable options. The restaurant food was also very salty and expensive for the quality. 6. Underwhelming pool — The pool was just a basic rectangular pool, not heated, and you cannot really enjoy the view while inside it. Overall, the experience did not match the price or expectations shown in the listing.

Gorgeous property with an amazing view, a pool, clean, with very friendly staff. They offer breakfast which was basic but enough choices and delicious. A bit far from the promenade about 20 min walk going down and 25 min going uphill. Beautiful walk, though! If you are OK with a nice walk this is the place for you. If you have a car they offer free parking. There are few taxis available in case you need a ride. Very peaceful place

Un séjour superbe sur le lac de Côme

Un hôtel très bien situé à l'écart des artères passagères d’où un calme propice à la détente pour apprécier ce merveilleux lac de Côme. L’hôtel est à 5 minutes en voiture de l'embarcadère.

Nice place and very friendly staff

Hotel staff are very friendly. We had to depart at 6ish for our flight and the staff packed some sandwiches, water and fruits for us the night before! The lake view is stunning and the walk up and down to town centre is chill and nice as well.

Very good breakfest. Good diner. We had a room in the annex building.Very good. 2km to walk to the center of Menaggio.After diner in Menaggio uphill. Parking is difficult in Menaggio.

Accueil chaleureux. Le personnel est très disponible et veille au confort de ses clients. Chambre très spacieuse. Très belle piscine. Seul bémol, le petit déjeuner simpliste. Dommage qu'il faille payer, quelques euros certes, pour avoir des œufs au petit déjeuner.

The perfect romantic getaway

A beautiful and romantic location! A tranquil escape from downtown Menaggio, yet not far to get to by foot or car. Comfortable rooms and excellent service 24/7. We will most definitely stay here again if we come back to the area!

Cozy family hotel, great value for money!

Great family hotel in the hillside above Menaggio, with a nice view of Lake Como. The owner was a very nice gentleman, the garden and pool area was cozy, and the restaurant was perfect for both breakfast and dinner (fantastic parmesan rice!!!). Highly recommended!
