This is a nice place conveniently located in downtown area. Close to restaurants and grocery stores. Accommodations were modest but nice and comfy. Parking was very tight and limited. Breakfast was good. FYI - it is located on a very very busy street.

This property was very nice but had a few shortfalls. The key locks for the front access door were very fussy & the new instantaneous hot water system was difficult to get ‘right’. Beautiful new bathroom however & wonderful breakfast provided.

The owner’s of this property were so charming and helpful. Location was not too far from attractions and many restaurants were nearby. Nice daily breakfast included with our room! Our only complaint was that it was unseasonably warm and there is no AC, but the windows could be opened at night.

Small guest house with very lovely owners! Rooms are clean and comfy! Kate makes a delicious breakfast! The only thing one should consider is that a freshly prepared breakfast takes time- so add 10-30mins to your stated time.

This was a decent bed and breakfast but a little far from Inverness centre, about a 15 minute walk on quite a busy street with mix of houses and businesses. Public transportation in Inverness is not reliable and pretty limited schedule so it’s not the most convenient place if you don’t have a vehicle. Two grocery stores nearby and with a fridge in room and guest microwave we did find that useful. We did not see any nearby eating establishments within walking distance. So you need to plan and eat in the center before coming back for the evening otherwise you’re doing a lot of walking. Breakfast was okay, nothing special. Eggs, toast, sausage, bacon , beans, tomato and selection of cereal, yogurt. We were provided bag breakfasts on two days when we had an early start which was an egg sandwich, fruit, juice and granola bar. This bed and breakfast is very tired looking with outdated decor, but it was clean enough. There are Steep stairs to navigate with luggage so if you have mobility issues this isn’t the place for you, It was a good size room with closet and a desk and chair, Only met the owner very briefly, otherwise dealt with staff who were friendly enough. I’m not sure if all bed and breakfasts in Scotland are like this but it felt very impersonal. North American bed and breakfasts are more about talking to the owner, getting hints and tips for the area and feeling like you can learn a bit from a local.

Very unfriendly and rude. We did not feel welcome whatsoever. Very disaappointed with Kate as a hostess. I absolutely will not recommend this property to anyone. The accomodations were nice and clean but we were not even offered a room change overnight. Clean towels would have been welcome. My son had to sleep on the floor as they never offered a cot. We will be looking elsewhere next summer! Coming all the way from Denver Colorado I was hoping for traditional Scottish hospitality and a relaxing stay. Oh well................
