Friendly host, good breakfast and clean and spacious room. The veranda could have used a bit of cleaning of dead leaves and spider webs.

We stayed here on our way to PEI and it did not disappoint! The room we stayed in was lovely and spacious. Very clean and comfortable. Breakfast the next morning was so delicious and a good serving. The staff were friendly and well organized. Free parking on site. Close walk to the downtown core. Thank you for the lovely stay!

The owners of the property should have the heating system running when guests are booked in prior to arrival. The person on the phone was impolite and dismissive. The employee onsite was extremely polite, helpful, competent and professional. She is the reason why I would return.

Great location on the river, but the place could use some maintenance. Large rooms in a heritage house. No access to kitchen.

Great Heritage home. Inside well maintained and clean, outside needs a little TLC. Staff ok except when you wanted them. Close up early in the evening with no way to contact them if you had a problem.

What a beautiful property. Our room was large and spotlessly clean. Breakfast was made to order and delicious. Free parking, about a 30 minute walk to the heart of downtown Fredericton. Very quiet. The only very slight issue was a very firm mattress. Would not hesitate to recommend and will definitely return.

By the River is a beautiful era house! The owners keep to themselves. It is on the St. John River but there isn't a view of it from the house. We stayed in the Bliss Carmen room, which has a great big tub. A wonderful place overall!

The hotel is an elegant old building with character. Our room was clean and quite spacious. The bed was comfortable. We slept well. The staff were friendly, helpful and efficient. The hotel is close to the lovely Odell Park. It is a 5 minute drive or 25 minute walk to downtown.

Interior is nicely upgraded and clean. Outside needs some attention. Beautiful character to home. The breakfast was not what we ordered but tasty. Location is good but no sign in front to easily identify when arriving on a busy street. The room was nice but the pillows were old and small and one each. Could use a couple new sets. Also a new bead spread would help. Overall we enjoyed it and would recommend.

Property was beautiful. Room was lovely. Unfortunately the bed was not good. Every move created a creaking noise. Afraid to move at all. Not very comfortable. Could have just been our room! Breakfast was good.

Enjoyed our stay at By the River B&B. Room was clean and bed was comfy. Nice porch for coffee in the am or beverage at night and within walking distance to downtown. The only thing is that the TV did not work in our room as the network was not functioning, was not told this when checking in. Would stay again.

Beautiful room and home. Was clean and quiet. The host was friendly. The breakfast was basic and more like a budget hotel quality with hash browns from frozen, cheap breakfast sausage and over easy eggs that were over hard. Maybe I’m picky…. All was edible.
