Soap left behind by the previous guest was still in the shower room; it was very unsanitary and unpleasant. The towels were dingy, and the pillow smelled as if someone else had used it. There was a strange stain on the sheets; I expected them to be changed the next day, but I was surprised to find them left as they were. The staff, however, were very kind.

Very pleased with this very pleasant hotel. Wonderful old building with furnishing to match. Room 3 was a good size & had all we needed. Lovely little balcony overlooking a children’s nursery (therefore a little bit noisy Monday - Friday daytime if children playing outside). It enjoyed full sun & there was a chair. Bathroom all good, with shower cubicle. The air conditioning was adequate. We found the room very comfortable (great bed!), & conveniently situated for all beautiful Florence has to offer. Would definitely recommend! It was only a few minutes walk to the nearest restaurants, & 15 - 30 minutes walk to the major tourist sites etc. To note - you check in across the road at Hotel Bonifacio where you also have breakfast each morning. (Breakfast was fresh & of a high quality. Cold continental style, and plenty of it). Also, although there is a lift up to the first floor to the rooms, there are about 8 steps to go up at the hotel entrance. So maybe not ideal for less able guests…

My only thing I would say is no where on the check in instructions does it say to check in across the street. Loved the breakfast. Fast cab service to hotel. Nice people at desk and the lady setting up breakfast was very pleasant.

Very ideally located with excellent sized rooms and plenty of space/privacy. Breakfast is exactly what you need before a long day of walking/touristing. However, the biggest strength is the staff. Whilst friendly and approachable during check-in. They showed their kindness and generosity when my wife became ill during our stay. They assisted me with finding a doctor, finding a pharmacy, taking care of our food requirements and our on-ward transportation. As well as moving things around so we could stay an extra day and not have to worry about moving my wife. I rarely write reviews, but when people show the kindness and support that the staff of this hotel did to my wife and I, I cannot help but recommend them to the highest degree.

Great hotel, we had a nice stay. Only advice is that the check-in instructions are a little unique (you must go to the hotel across the street from Residenza Johanna I to complete your check in), and could be made more clear to customers. However, the actual process of check in could not be easier - once you find out where to do so. Great authentic Tuscan property that transports you to a different era, and offers all that one could want from Firenze, including a beautiful park being only moments away.

Room was clean, but the bed was HORRIBLE. Mattress should have been replaced years ago. Loved the location - convenient to attractions and restaurants. Next door to a preschool, so noisy on weekdays.

First, the pros. This property was very clean and nice, as well as being unique with it being set up like a fancy staff dorm at a prestigious university. It was close to the David and central Florence. Now the cons….the air conditioning did not work in our room, and it was 100 degrees outside and probably 85-90 in the room. We brought it up to the mgr, who came to check. It “appeared” to be on, but never sufficiently cooled the room. I had to sleep without covers and a cooling cloth I brought from the states draped over me to help with how hot I felt all night. It was terrible after a hot day walking around the city. The people next to us were also heard complaining about their A/C to the front desk. They didn’t appear too concerned with no apologies whatsoever. The man who checked us in was nice however, and showed us how the 4 keys worked to get us in our room. (The key to our room was like a key from Harry Potter. That was kind of neat.) Just don’t stay here in the summer, unless they fix their air conditioning, or if you don’t mind not having A/C.

Excellent breakfast. The Joanna residence is a lovely old building set back from the street in a quiet neighborhood, but noise from other rooms is quite loud. It was not full when we were there so I can’t imagine how noisy it would be during high season.

Loud! Very very loud. The air conditioning was not operational. We were forced with a choice of sleeping in a very hot room, or trying to sleep through the sound of the streets. Constant motorcycle revving and very loud pedestrians. Eventually at 11pm we chose to shut the windows. It was an extremely disappointing stay. The staff was friendly and very helpful. And the room was full of character. My partner did not like the sheets. She said they were scratchy. I didn’t notice that, and I thought the bed was comfortable. The toilet had a leak though and was seeping water on the tile. Also, the room is adjacent to a children’s school. So my afternoon nap was very loud as well. I’m trying to be fair and offer good points, but I was very unhappy with loudness and hot room.

Confusing check in as you actually have to check in at the hotel across the street. I didn't see this mentioned anywhere during the booking process. Windows had no screens and loose shutters, we got eaten alive by mosquitos. At least I hope it was mosquitos. Otherwise, it was a pretty nice place.

Eşyalar çok eski. Alt katta inşaat çalışması vardı. Sabah 08:00 den itibaren çok yoğun gürültü oldu. Kahvaltı yetersizdi. Otel girişi öncesinde hiçbir bağlantı sağlanmadı. Otelden ayrılırken çağırdıkları taksi, valiz ücreti ve 3’den fazla kişi ücreti olduğunu söyleyerek bizden fazla para aldı.
