A perfect location! Located just on the corner of the Royal Mike right by St.Giles Cathedral (a great landmark when you’re not sure where you’re at). Walkable to everything including Grassmarket, New Town, St.James shopping quarter & more. Hotel staff is superb! Rooms are very nice, totally updated, air conditioned too! A big bonus, free washer & dryer for guests, soap included!! Bathrooms are quite nice, tub & shower, big fluffy towels. This is my 3rd time staying at Fraser Suites. I’ll never stay anywhere else in Edinburgh! Be sure to make a reservation to eat at Vittoria’s on the South Bridge, just a short walk, and food & drinks are fantastic!! You won’t be disappointed!

Excellent location just steps from the royal mile and across the street from Makars Mash Bar as well as a short walk to Princess Street. The staff was exceptional and professional. Our room was beautiful! We had a corner room with views on both sides. The bed was so comfortable, the towels were luxurious and our stay was wonderful.

We stayed here for three nights in July 2026. We were well received by the front desk, everyone was very friendly. The location was spectacular- right in the center of the royal mile, with truly breathtaking views. The room was spacious, but you could tell the hotel hadn’t been renovated recently and some furniture was a bit worn. All in all, we were happy with our stay here.

Great location, but if you have heavy luggages coming from train station good to take a taxi even though distance is short because uphill on old town. Under 10 about 6.50 pd. It’s wonderful location for 5 days stay as proximity to most attractions and nice restaurants are within 5-10mins walking distance walking distance. Staff at hotel are friendly and helpful. Good recommendation for eating place and attentive to guests. Will certainly come back again.

Overall, the property is well located and staff were very pleasant and helpful. I do want to preface that there was a hidden fee called “the festival service tax” which was close to $150 for a weeks stay. This tax is now disclosed on the property as being included in the price but wasn’t there prior to booking and shouldn’t have been passed onto the consumer. This was not disclosed to us prior to our stay and was apparently implemented due to the Fringe festival taking place during the month of August. Pre booking resulted in a penalty which was not appreciated. Staff were kind and helpful with questions however which was a positive to the stay.
