The property is ideally located close to facilities and presents well on the outside upon arrival. However, it is far from being 'Elite' as it's name implies, with poor staff support who don't appear to live on site and glaring evidence of a lack of maintenance and thorough cleaning. Stained and frayed bath towels, dripping and leaking shower with some mould, and an evacuation plan eventually found on the floor in the closet in the room. While texted apologies were given and excuses made as for why we could not obtain two fresh and clean towels, it is obvious that this property is not being managed and maintained to an acceptable standard.

Excellently presented and clean. No rubbish anywhere. Loved this for a stopping and was surprised by the nice room. Definitely keeping this in mind for the future. Better than some large hotel chains that I have stayed. They also appear to have EV charging that I didn't realise until I had charged elsewhere and saw the bays when parking.

Great motel for a quiet night in a good bed. Location is excellent if you want to walk into town for shopping, eating or just checking it out. Room # 4 is unfortunately a bit tired and I could easily list 6 things which would bring it up to a much higher standard. There’s potential there.

Do not stay here. We had stayed here in the past and thought it was good value for money, so we didn't even think twice about booking it for our trip to Armidale this time. Big mistake!! Obviously now under new management. The place is absolutely filthy. We arrived at 5.30pm, reception was open, heater was on. No sign of receptionist. After waiting around 5mins, called the after hours number. The guy told me our room was open and the key was in our room. I had to ask which room. Never asked our names, or for any kind of id. The outside lights didn't come on until 7pm. It was dark by 6pm. We went to go out, and apart from the sensor light above the stairs, we were walking around in darkness. Downstairs, the sensor light was blocked by the stairs. My boyfriend tripped on a step and could have hit his head on the bench seat, or concrete. Seriously unsafe. The inside of the room was filthy. It looked like they had only made the bed, and cleaned inside the toilet. All our supplied towels were stained, and we didn't know if they were clean. The shower was FULL of mould, it hadn't been cleaned properly for months! The base of the toilet, behind the toilet and corners of bathroom floor all covered in dust. All skirting boards caked in dust. Cobwebs everywhere. Blind broken so we couldn't open it, covered in dust. It was disgusting. We won't be back.

On arrival, the staff member checking me in was not very friendly. The room was musty and smelly when we arrived, improved by opening the windows. Fittings are quite dated, but generally clean. Shower was ok, hot with good pressure. Bed not very comfortable. With some work, this could be a good motel as it's well located
