The room was dirty & the shower had mold in it. There was no drain in the shower so water just was building up. The bed was so uncomfortable. The AC also didn't work. The window view was really nice tho but that's it. Love the city but the hotel was terrible

Location was great with a canal view and a great little restaurant. Pretty close to the Vaporetto Salute stop. Staff was not overly friendly, make sure you buy water for the room. You definitely get the feel of old Venice with this hotel. Stayed 2 nights and that was perfect.

This property is not the property as advertised. The location is about. 15-20 min walk from the main attractions in Venice, however it is located conveniently close to a Vaporetto (water bus) stop that you can navigate. This property is a collection of buildings, my review is only about the room I had which is in the primary building, but I would guess the same applies to all. The property itself did not have access to laundry or breakfast services as offered. The interior has received no attention for what seems like at least two decades and is tired and worn out. Hot water is sporadic at best, mattresses are paper thin along with the pillows. There are better options available at a similar price point. I would avoid this one.

Had been worried by negative reviews but stay was clean & comfortable for the price. Reception staff were perfectly charming, friendly & helpful (not at all rude as others have said). A little worn and dated but overall a pleasant stay.

Main areas were quaint but room needed new furniture (veneer coming away from chipboard), new mattress (sagging in middle), new carpet, new wall paper, new bathroom and a lick of paint (damp patch on ceiling). Food in the restaurant was nice and very good value (guests receive 40% discount). Overall a good budget hotel for Venice, just needs a little freshen up.

The TV didn’t work and it would have been nice to watch some news. The shower water was warm to cold. Expedia indicated a continental breakfast available but that is extra. The room was quite small and our three beds took up the entire space, but I was fine with that, as I wanted three beds. Great location.

We only stayed 1 night and appreciated the friendly staff allowed us to store our bags until the 3pm check in time. We were not happy with the AC being stuck on 16 degrees all night. We tried to find the control for the heat pump/ac and discovered in the morning we hadn’t lost it- but all the ac boxes are controlled by the hotel and maintenance needs to change it. A very cold night for tired travellers. Aside from this the hotel was cute and staff were friendly

The hotel has a great potential. The staff is very polite and helpful, but the rooms need major renovation. Bathrooms are in poor condition as well as carpet. Internet is barely working, we tried to watch Netflix but it constantly got disconnected. We enjoyed the hotel’s restaurant. Food was good and ambient atmosphere was pleasant. We would stay in this hotel again, but as I said they need to update showers.

This is a very nice old hotel. The staff were all very nice. We arrived late, and the dining manager allowed us to order some food to take to our room. My problem is with the reservation. I requested a room for 3 & selected a triple room. When we arrived, the staff said they received a reservation for only 2 people, so I had to pay for an additional person + the tourist fee. It cost me nearly $75 more for the exact room I had reserved.

They advertise WiFi but in our "wing" of the property there was NO WiFi. The heater AC had NO control. They had to send someone from the staff to turn it on or off or to adjust the temperature. Bed was okay. Bathroom okay. Touch control lamps next to the beds turn themselves on and off during the night. Location was convenient. Hotel has a restaurant and food was just 3 stars.

I was thrilled that I was able to reserve the only room that has a balcony... and it overlooks the canal. The air conditioning was excellent. The food in the restaurant was superb, and the service was top-notch, plus you get a 20% discount as a hotel guest, and you can dine at a table right along the canal in front of the hotel. It's only a few minutes walk to the stop for the Number 1 Boat, which is one of the major routes along the Grand Canal going in both directions, and it is also an easy walk to many of the wonderful sights of Venice. The staff was very professional, friendly, and helpful. Best of all: for the services provided and prime location, this hotel was amazingly affordable. I would highly recommend to anybody.

For the price and the peak period we visited in, this place was reasonable. We booked the main building which is clearly much better than the other building. It has ‘faded Wes Anderson’ vibes and has definitely seen better days. That said, it’s an excellent location in a quiet but central location for the vaproretto and there’s a well priced sandwich and coffee shop very close and a good supermarket within a 5 minute walk. It’s Venice and you shouldn’t be spending much time in your hotel room - so with that in mind, it’s fine.

Do not waste your time/money on this hotel. The AC unit leaked water into a trash can. Staff not able to fix or provide a different room. The walls and door showed water damage from the leak. Mold on the wall behind desk and a visibly dirty old carpet. The AC unit also started beeping at 2:30 am and did not stop all night. No staff at front desk overnight to assist. We found a last minute room somewhere else for less and got out of there. I could not believe what they were charging for such a dump. You can do better, this property is not maintained.

This is the worst hotel we have ever stayed in. The air con dripped every 2 seconds into a bucket beneath it. A faulty electronic door lock in a room two doors away sounded every 17 seconds. How do I know - because I had plenty of time to count all this while wide awake in the early hours of the morning! The carpet is completed faded (looks like water damage from the air con), the wardrobe and bedside cabinets are badly chipped as is the door to the shower. I have taken videos and photos to document all of this. We had a 2 night stay but had to leave after 1 night. We spoke to the Receptionist who said that we needed to speak to Expedia about getting a refund as we had paid them directly. We have contacted Expedia who have said they can't get a refund from the Hotel and so we don't qualify for this. We shall certainly chase this up as we are not expecting them to recommend such a 'Fawlty Towers' experience on their site. There are so many brilliant alternatives for accommodation in Venice - please don't waste a night or money here.

This property is absolutely disgusting. The carpet in the room is so gross that you couldn’t walk in it. It was stickier than a 90’s nightclub. The walls were filthy with sticky indescribable stuff dripping down them. The tv and other facilities didn’t work and there as a leak from the air con unit dripping into a bucket continuously. This had been going on so long the door was badly water damaged. The bathroom was covered in black mould. The showers curtain needed burning. I complained to the reception. They told me all the rooms were as bad. That the property was owned by a foreign owner that wasn’t interested in the condition of the Hotel only the money they made. They did offer to swap the bucket that caught the endless dripping for towels places on the already sodden carpet to help with the noise but I do t feel that was an acceptable solution. The hotel was fully booked so our room couldn’t be changed. We checked out ASAP. Expedia although polite were no help at all and said they would back the hotels refund policy and not offer us any refund. I found this a disappointment as it was hazardous to health. £25 was added to our key account but that by no means would compensate for such unacceptable standards.
