This is a lovely property with very helpful staff based at their sister property but only too happy to help via WhatsApp with any questions and with providing entry codes etc. Cleaning was great and location was quiet and slightly off the beaten track so no problems with noise.

The room is in a beautiful spot looking out over a canal in the centre of Venice, with a delightful balcony. It is between an excellent street for restaurants and the main shopping street. The main bed was comfortable, but the fold out sofa needs a full mattress or an upgrade. It would also have been nice to have wineglasses and a little more kitchenware to enjoy breakfast or aperitivo on the balcony, given there is no hotel restaurant.

Lovely attic room with large balcony overlooking a canal. Walkable with rolling luggage from train station. Located in Cannaregio, just off of an area with many shops and restaurants. It is located above brewery but we could not hear it on the 3rd floor. Check in was simple through WhatsApp. Room nicely remodeled. It was hot while we were there and the Air conditioning work very well. It is an attic room, the ceiling beams are low, like an attic. My husband is 6’5, he found the balcony worth the low beams. Enjoyed our stay.

Apart from an initial problem with access codes which was quickly resolved by WhatsApp, this was a perfect place for me. My room had everything that I needed - a fridge, kettle with teas and coffee, a spotless shower room and a UBS port right beside the bed to charge my phone. The room had three windows looking out over the canal on one side and over a Calle on the other. It was within 10 mins walking distance of water bus stops and two good supermarkets for provisions. Highly recommended.

Cute property in a very prime, scenic location. It’s a easy walk from the train station, and two blocks from some of the best wine bars in the city. The management was very responsive and helpful, and check-in/check-out was seamless. I highly recommend Fosca Venice Rooms.

My husband and I stayed here on the honeymoon and the room and view was amazing!! We loved the location and the balcony. My husband is tall, so the top balcony room was a bit of an issue for him, since the beams are very low. But the bed is comfortable and the overall experience was definitely worth it. The ac was amazing as well. Only complaint is that the front door is hard to find. I knew that after reading other reviews but I still was having difficulty. It’s a tiny door behind a bar, so it’s not obviously marked. But overall, I would stay here again.

First the positives. Location was great. Easy walking distance to the main attractions right on a small quiet canal. Room was clean and maintained everyday. Now the not so great things - 2 crazy flights of stairs with suitcases is not the best idea. There is no reception desk onsite so you cannot store bags or check in a little early. The closest option is for you to take your bags over 3-4 bridges and drop them at another hotel, however you are not told this until after you have booked. And the very great things….. the bathroom was tiny and the soundproofing was not existent, you can hear all the conversations and things from other rooms. We also booked a certain type of room being with a king bed and we did not get this and the room we received was not what we booked. The bed was a queen and the room was small side, which we struggled with 2 suitcases and 2 people.

The staff and location were great, but the property itself needs some improvements. Our room was not sound proof. Our hotel room was only separated by a door that had an inch wide opening to the next hotel room. It was not labeled this is another room; seemed like a locked closet. We could hear the next tenant cough and could hear full conversations at night. They could hear our tv. The beds are also harder, so if you have back issues, it might be annoying.

Most rooms don’t have a balcony ! But otherwise great property, located right above a an evening pub but no noise issues, just across the bridge from a main strip but in a less busy with many cafe/restaurant just down the road. I’m not sure how cooling goes in the summer I was there in April and a fan/open window was sufficient . Felt safe and away from the hustle but easy to join if desired

This hotel is in a great location. The staff is offsite but very attentive. I only gave it 4 stars and considered 3 only because we had a long 2 story walk up with heavy luggage and the vaporetto station is not that far but with 4 stairway bridges and 2 large heavy suitcases it was a challenge. We had to take a private water taxi back to the airport just because of logistics which picked us up in front of the hotel and arranged by the staff. That was such a life saver and the price they got for us was much less than I found online The room itself was small, we were in #3 but enough for me and my husband. The towels were extra large which I love although I’m not a big person. The bed and bathroom were clean and comfortable and was refreshed every day. Overall we enjoyed our stay. Once again the staff was very nice, helpful and always responded quickly. Hope this helps the next travelers.
