The room was falling apart. Floor tile in bathroom was cracked and sunk in. The carpet was stained and gross, so was the chair. The entire place had a funky smell. Walls were this and could here babies crying and couples fighting. Positives: Really good breakfast and we had an amazing view of the Arkansas River. We also loved the location. I highly recommend they remodel the place as it would be excellent to stay there if they just updated all the wore out gross stuff.
