The negative: the property was unavailable due to double booking and we did not learn of this until we tried to check in. The positive: we were put up in nearby hotel rooms free of charge.
We enjoyed our stay and had plenty of room. The beds were comfortable and it was very quiet. The kitchen was fairly well stocked (and mostly clean - some drawers and cupboards had crumbs.) Our only complaint was not getting an email with the door code and trying to find the number to call to get that.

Convenient Bryce Large Group Stay
Roomy and clean. Everything we needed. Loved the surrounding nature (next to a charming barn and tiny orchard).
Second year we have stayed at this place and we love it!! Nice layout, comfy, great internet and lots of parking. Cannot recommend it highly enough!! Wish I could give it 10 stars instead of 5. If there is a downside... Only has a 2 slice toaster ...get over it!...lol

It is very spacious, 4 rooms available one room with 4 beds. Only 2 baths, one of them is very tiny
Over all the house is okay, it could use some improvements especially for the price they're asking

Cleanliness- hair on the bathroom floor, slow shower drain, hair hanging from jet in tub and soap scum ring in bottom of tub
Communication- email from Expedia said email with check in instructions would be send. Wasnt. Kind woman at the grocery store called a contact and told us we needed to check in at motel for instructions. Later found that info buried in confirmation from Expedia

3 king beds and bunk beds. Nice proximity to Bryce Canyon, appreciated provision of local restaurants! No groceries nearby that we saw. Good family space, issue with drains in bathroom sinks and baths.

Check in was at the Red Ledges hotel, which was NOT outlined in the check in instructions at the time.(I think it’s been added since). I called the listed property phone number. No one answered and the mailbox was full. Luckily someone did message me back through hotelsdotcom and instructed us to go to red ledges. The house was freezing. The heater did not work at all. The money we saved booking a home was used on extra coats and jackets because the house was so cold. There is a wood burning stove but none of us knew how to tend it. I may have braved it if there were instructions but I was too nervous about having a fire when we were in and out every day. I drank hot tea most of the time to keep from freezing. Luckily there was a kettle. Not much else of use in the kitchen though. There was only one baking dish and it was extremely small. The kitchen was poorly stocked, like there were 5 butter knives and approximately 650 spoons. There was a dishwasher but no dishwashing detergent. No trash bags or way to change out the trash. There is a washer and dryer but no laundry detergent. There was a dirty moldy dish scrubber in the sink and trash leftover from the last tenants. The whole place smelled strangely and there was evidence of mice.
The carpet seemed like it had been recently cleaned - but unfortunately that was not enough to enjoy our stay. Miserable at worst, poor management at best. There was no one at the Red Ledges office to talk to about our concerns.
Communication wasn't good. I was supposed to receive an email 24 hours prior to check in... didn't happen. I called toe phone number on my paperwork, and found out the location of my check in had changed. (Good thing I called)
The actual check in went well, however I expected some communication about check out procedures, and never got any. I tried to call the phone number again, and got a recording that the mailbox was full.
For the most part, the unit was spacious and pretty functional
The house is a wonderful size and could be a very nice stay. The problems with the plumbing and the bathrooms were bad enough that I wouldn’t stay there again. The hall bathroom toilet was so dirty it was gray. All towel racks and toilet paper holders were broken. The master bath sink wouldn’t drain. The yard don’t appear to have been mowed all year and there was a “horse barn” smell throughout the house.
