I had a beautiful view of the sunrise every morning from my balcony. The staff were wonderful. The location was ideal… The last place on the desirable West End, but yet I could park my car and bike ride or walk into the heart of town. Incredible views. I look forward to returning.

Basic room, no thrills. The new coffee shop felt like a completely different building. Would be nice if the room had the same feeling. Overall a good stay. Great location.

Positives Located in the quiet West End Great views Big pool Parking Comfortable beds Many rooms have terraces with Adirondack chairs Negatives Paper thin walls. We could hear the baby crying in the next room and the people walking around in the room above us. Small bathroom with tiny sink Amenity fee is charged whether you use the pool or not At almost $400 per night with taxes and amenity fee, it was an okay value considering it was Carnival Week in Provincetown

Location is a 10! The hotel itself is dated. The lobby is in need of an update. They did paint the rooms and put peel and stick flooring, which looked nice. The bed was comfortable, the view was breathtaking. The pool was packed every day with locals, not just hotel guests...no chairs available to sit at the pool. Also, buy your own ice! The hotel ice machine is covered in mold.

Nice place to stay. Room was great and the bed was excellent. Bathroom was a little strange with the bathroom door hitting the toilet but doable. It would have been great if the bar and or restaurant was open while we were there. The cafe was good for a quick breakfast.

I had stunning views of the harbor in Provincetown and the sun rises were unbeatable. New owners have done a lot to upgrade the areas of the hotel —— except the guest rooms. There was hair in the sink, hair in the shower, cracked floors (the plastic floor) inside the shower. Bedding was fine and otherwise a good stay but if it weren’t Provincetown no one would put up with that level of poor maintenance and pay hundreds to stay. The rooms wouldn’t qualify as a run down Motel 6 off of the freeway in the middle of nowhere where. But they are trying and I do appreciate the new coffee shop, speak easy, and the world class views - truly stunning views from the room. The hotel also had plenty of parking which is a huge issue in Provincetown. I would say, stay there only if economics require it/you’re staying alone. It’s not a place to enjoy with a romantic partner because it’s in such poor shape it might turn off people.

A smooth check-in and smiling staff was my experience at arrival. You can see where the historic pieces of the hotel meet the modern day. I booked a room right on the water. The room was clean, bed comfortable and view spectacular! Although too cool to use the pool, it was nicely arranged with bars, loungers, and cabanas. Overlooking the water is a plus. The bathroom could use an exhaust for the moisture. This was not an issue as it was warm enough to open the windows. While I am not a fanatic for ghosts, something did touch my foot during the night-nothing harmful. If I ever visited P-Town again, I'd definitely book again. Thanks for a great birthday stay!

Overall we enjoyed our stay, we loved the location and we are appreciative we could stay there. The amenities and location are great and really make for a great stay. We loved the SpeakEasy and the performance, the drinks were great there and at the pool bar. We loved the on site access to the pool, grill, restaurants and bars! We felt folks were kind that worked at the pool bar. However, we didn't feel like some of the hotel staff were very warm/amicable and that slightly impacted the stay. Another thing we noticed were the grounds could have been better maintained from a trash pickup standpoint, after check in we realized there was a glass used for cig ash still on our rear porch and a stale coffee that we had to take care from the prior guest. Another thing we noticed was the small of mildew (of which we took home some of our items still smelling like mildew) from the moisture of the air conditioner and room. Last thing i'd mention is in the gift shop of the cafe we noticed totes were labeled as $5 and when notifying the staff, we were told they were $25 or $35 and no mention of correcting this mislabeling / representation. We also were notified after sitting down at a habana that they were $300 a day without signage, so i'd say to keep that in mind. These things are somewhat tolerable but add up and are worth mentioning. Thanks!
