The hotel was very nice and we loved the pool and bistro area. The rooms were clean. The only issue we had was to find a person for more towels and the stairwells were sticky. The food and drinks at the Bistro were really good.

Front office staff was sumper friendly and accomadting! Parking was a little tight in a Truck when we came back from dinner there was only 2 spaces to pick from and both where super tight. Overall a great place- this was our second time staying here and we will be back again.

This was a fun place to stay. Relaxed and friendly. A traditional NewEngland Inn with a lively bar and restaurant with excellent food, The swimming pool was central to the property and families were having fun. At 9 p.m. all went quiet which was also fun. The beach was just about four houses away. Everything I needed for an enjoyable stay. I will definitely stay there again.

Parking is very very tight. Watched an accident happen from outside our room. The pool is amazing and the restaurant/bar on site had some amazing food and drinks. Did not appreciate the room down the hall outside yelling and blasting music at 2 am and being told by staff there was nothing they can. The room was very clean and comfortable so that was a plus.

We were there for one night. The room was clean and big. The swimming pool was clean. There is no elevators and the mattresses are very old and probably need to be replaced but a good experience all around.

If you've stayed in OOB before you know that most of the hotels are kinda dumpy and small. No hate, that's just how it is there unless you spend big money. I was happy with our stay at the Grand Beach Inn. The suite was a good size and had full size kitchen appliances. The price was extremely fair. The pool was nicely maintained and the live music at the restaurant on site was a nice bonus. There was a fair amount of sand on the floor of our room when we arrived but the staff was very apologetic and it was taken care of.

Such amazing hospitality! The beach being less than 3 mins away from our hotel was the best part. Parking was so easy, and they were willing to allow our car there after our check out to enjoy a little bit more before saying goodbye! Definitely will be coming back

Staff was very nice. Room was very good but we would have appreciated more more storage shelves (we had a suite) Near the beach !!! The only downsides really is it was near the railroad so we would ear the train every couple hours (3 and 5 am), and that we had a outdoor lamppost directly in our window (we were at the 3rd floor) The swimming pool was great and the outdoor shower too. Also shout out to the Beach Vibes Bistro, the food was good and the band was rocking. We had a very good time.

Room was ok could use some paint and updates but not dirty. Kids enjoyed the pool. But the only shade at the pool you had to rent which was way overpriced at 20 an hour. Which should be free considering the cost of the room.

Our room smelled like smoke or something and was told there were no rooms to switch. They did give us a plug-in air freshener and sent a staff to check it out. Overall, there was lots of construction debris all around the property. No chairs provided to sit out on the balcony, nowhere to hang clothes in the room, no tissues. You had to pay extra if you wanted to sit in a cabana by the pool. We did enjoy the music at the on-site restaurant, however restaurant service itself not great.

The room wasn't super clean and the sheets were stained. We did not get any additional towels or toilet paper for our 3 day 2 night stay. The pool was often left with used towels laying around and trash from people. The location was great though for the beach, less packed then the beach area near the pier. The pier is not a walk away, very much a drive away unless you have a bike or scooter. The best part was the Grill that was attached to the motel. Food was great and a cute tiki bar vibe.

We had 2 rooms with kitchenette. The rooms had a musty smell to them. Had to go out and buy scented plug ins for the them. Although it says a no smoking facility, there were people smoking and cigarette butts around area. I know it’s hard to control this but it is really gross when you’re expecting the place to be smoke free. Walls are very very thin. Was woken up to little kids screaming and running every morning. One of rooms did not have a bathroom fan and the other didnt have any shelving or racks for towels in the bathroom. One room was freshened up everyday as the other was not. And both rooms had the make up room tag flipped. Great location to beach. A bit far from downtown. The hotel itself can use some updating but overall it was fine for a beach town with 8 people in our party. The two guys who work the front desk were wonderful !

I keep returning to this special motel/inn for many reasons. The staff is exemplary, friendly and welcoming. The food and friendly atmosphere at the Beach Vibes restaurant on site is addicting. :) The beach is directly steps away, although the pool is also available. Plenty of things to do in the area, great area for walking, even to OOB pier and amusements. Definitely worth the five star rating! A Return Customer from Vermont. :)

Our room was clean appeared to be recently updated, but the rest of the property certainly was not. When checking in they said we had a balcony only to then say sorry no you don’t have a balcony. The parking was horrible.!! There was always a spot but no assigned spot and very difficult to get in or out of slots!!!! did not use the other amenities the bar and restaurants said they have absolutely nothing to do with the hotel which came is a great surprise to us and they weren’t very complimentary about the hotel so we never used any of the amenities FYI there was an old Orchard Beach shuttle that stopped in front of the hotels every hour to go to downtown and back. Dana the driver was absolutely amazing and rocked you out with her music On the shuttle.!!
