The location alone is enough for this to be a wonderful stay… however: the stunning rooms, updated amenities, breakfast service and friendly team taking care of the guests make it exceptional. We had the best time and wish we didn’t have to leave. The folks running Relais 12bis B&B go above and beyond to make your stay easy, personal and a trip to remember.

Lovely small family run B&B. We thoroughly enjoyed our stay here and appreciated the complimentary soft drinks available in the hot weather. We had one small issue with a dripping air con unit but that was fixed a couple of days into our stay. Perfectly located within 10 mins walk of Eiffel Tower and lots of places to eat. Would recommend and book again!

This was such a cute French style Airbnb but with a bonus! Breakfast was included and the hosts were incredibly friendly and welcoming! We got to meet other guests there as well, which made the stay more interesting! My 2 boys loved the vintage lift! The location was super walkable to a lot of restaurants and of course the Eiffel Tower!

From the moment we arrived, Relais 12bis B&B exceeded our expectations in every way. The property is beautifully maintained, blending elegant Parisian charm with modern comfort. Our room was immaculate, spacious, and thoughtfully appointed, making it a truly restful retreat after long days exploring the city. The hosts were incredibly warm, welcoming, and attentive—striking the perfect balance between professional and personal. Every detail, from the decor to the daily breakfast service, made by Leo each morning reflected genuine care and pride in hospitality. We also appreciated the eco-conscious touches throughout the property, which made our stay feel even more thoughtful and responsible. In short, this was one of the best accommodations we’ve experienced in Paris. The place was cozy and neat; it exceeded my expectations; the owners were super nice and helpful; the breakfast was delicious and one day they even served us breakfast after 10am I highly recommend this place, the location is very convenient: a few blocks from the Eiffel Tower and lots of shops and restaurants around.

Honestly, don’t think about it! Just book this place, perfect for long and short stays. I stayed six nights with my family of four this June; six wonderful breakfasts and the service is amazing from checking-in to checking-out. The tower is at a walkable distance, about 10 minutes. Great location and great price. The bedrooms were cleaned every day. I loved that you can open the windows and just feel the fresh air. A/C and heater on all rooms. Just do it ! You won’t regret it! The building is beautiful with all those sculptures details inside and out. Thank you management and the owner for a great truly French experience !!!

The family is seriously accommodating and friendly and they greeted us at breakfast. The breakfast is amazing. They ask you how you want your eggs and coffee and they prepare it beautifully for you. The neighborhood is safe and close to really good restaurants and stores. The rooms are very clean. I would definitely stay here again! Thanks Hotel Relais!!!
