I think the price was good for what I needed. The rooms were clean. The property was clean. Guest could do better to keep the area clean. Play area was fun for my son and the pool was good for him as well. Staff was really nice.

This is your basic budget friendly hotel and good for short stays. It had what I look for in a hotel room which is no carpet, fridge, microwave, plenty of towels and very comfy bed and the location to any planned activities. They do have the typical mini breakfast (not buffet) and coffee/tea bar too but in very close proximity to restaurants and grocery stores. Otherwise good hotel close to The Falls/ CA border and about 30 or so from BUF airport.

Not what was expected. Room (2 queen beds) was small, not enough light, not cleaned well, stained chairs. Since it is a motel and have outside doors, there were a lot of mosquitos in the room. We had to cut our stay and move to another hotel. Stuff was nice, helpful and friendly. We had no problems to get refund for the remaining of days that we did not use. Outside property look nice with small clean pool.
