Rooms are clean & comfortable. Location is convenient to shopping, restaurants, and waterfront area. Breakfast was excellent. staff were friendly, helpful, and professional. Only complaint is no onsite parking but they do give you a pass for public parking lot located 1/2 mile from the premises.

The rooms were absolutely impeccable!! Thr location was great. The breakfast on the tooftop patio was creative and delicious. Parking is always a challenge in Newport and the handled it very well with prepaid remote parking. I would recommend the Outlook Inn to anyone.

Wish I would have known the 11 am breakfast cutoff is at 10:30. After checking out and about to head out, I was hoping for an included breakfast, but waited in the kitchen for 20 mins with another girl and nobody showed to cook. Other than that, the spot is a block off the main street and a great space to stay.

Our​ ​stay​ ​at​ ​the​ ​Outlook​ ​Inn​ ​was​ ​absolutely​ ​perfect!​ ​I​ ​spent​ ​the​ ​weekend​ ​in​ ​Newport​ ​with​ ​my​ ​childhood​ ​friends,​ ​and​ ​Room​ ​11​ ​(the​ ​suite)​ ​was​ ​everything​ ​we​ ​could​ ​have​ ​hoped​ ​for?beautifully​ ​decorated,​ ​spotless,​ ​and​ ​the​ ​perfect​ ​amount​ ​of​ ​space​ ​for​ ​the​ ​four​ ​of​ ​us​ ​to​ ​relax​ ​and​ ​enjoy​ ​our​ ​time​ ​together. We​ ​loved​ ​being​ ​within​ ​easy​ ​walking​ ​distance​ ​of​ ​downtown​ ​while​ ​still​ ​getting​ ​to​ ​experience​ ​the​ ​charm​ ​and​ ​character​ ​of​ ​the​ ​historic​ ​neighborhood.​ ​It​ ​truly​ ​was​ ​the​ ​best​ ​of​ ​both​ ​worlds. We are very happy we saw this amazing place! Staff are all nice and friendly. Room is neat and clean. Breakfast both days were so delicious! Very close to restaurants and stores. We walked everywhere even to the mansions and Cliff Walk. Will definitely go back!
