Our room was very spacious, clean and comfortable. We had the king with sofa and balcony. The hallways could use a little attention, otherwise property was ok. Location was convenient if you don't want downtown Newport, only a 10 min drive away. Overall, a good hotel to consider for this part of RI.

Good location, close to restaurants and within short drive to downtown Newport. Wish the hotel had a formal restaurant or a bar on the premises. There was an area to grab quick breakfast, but it was minimally stocked. Overall we enjoyed our stay. The pool and hot tub provided enough entertainment after a day of sightseeing.

Just wow. Room size: amazing. Cleanliness: excellent. Mattress comfort: A+. Hot tub with heated indoor/outdoor pool - outstanding. Do not miss this incredible property when staying in Newport. It sits right outside downtown down the street off the main road. We were blown away. Would have stayed longer if had time. A real treat! We will return next time we are in town. Great staff too!

The rooms are old and beat up. The mattress and bedding were aged. The furniture in the room was worn and dirty. Lamps in between the beds were dusty. Molding was coming off the walls. The hallways were also dirty and hot. The pool area was nice. The check in and check out was nice and easy. I asked for help switching rooms but they stated they were fully booked. The area of the hotel was also not the best but a short 10 minute drive to the water.
