Manager Naseem was exceptionally excellent - caring and made us feel at home at the Beach Apartments. We also enjoyed sightseeing around the Negombo area including the lagoon which is close to the Beach Apartments.

This is an incredible hotel apartment facility right on the beach with large decks. Has kitchen complete with everything including a washing machine for laundry. You simply cannot find a better place in Negombo Beach to stay.

The apartment was very spacious with 2 well-functioning AC´s, washing machine, microwave, refrigerator and many other equipment. Everything in perfect, well-functioning condition. I really enjoyed my 9 day stay. The beach is right in front of the building, When I´m back in Negombo, I´ll stay here again.

Perfect stay for our last two nights on holiday. Staff soo friendly and welcoming and helpful. Rooms amazing with great view and 2 aircon units. Perfect location for the airport transfer which hotel provides for a small fee. Highly recommend. Just note there is no food or drink sold on the property but dining options are endless just outside on the Main Street all walkable

Great location, beautiful views of the beach. The staff were always so polite and helpful. My only other comment is on the slight lack of cooking utensils but with the amount of restaurants nearby we hardly used the kitchen anyway :) the apartments are a lovely size and very comfortable. Would love to stay here again

Very clean apartment in a beautiful and scenic location. View of the sea from the balcony was awesome. Very well kept except a musty smell when I walked into the apartment due to non usage I think. But the rooms were spotless and bathroom extremely clean

Noisy Nice Stay

Nice ocean side hotel with very spacious rooms and OUTSTANDING STAFF. No restaurant or bar on site but plenty of options available within walking distance or delivery. The only issue with the property is that there is a church next door and it rings a bell throughout the nignt. Just entirey too noisy with a neighbor that was blasting music nonstop upon our arrival. This is something that potential guests should be made aware of.

The beach residence is great in terms of price and location, the staff were friendly and it’s close to some great cafes and restaurants. The rooms are presentable but quite dirty. Everything needs a good scrub. Linens and towels and sofas had lots of stains and the lampshades were mouldy. It wouldn’t take much to get this hotel back on track, there is also a great rooftop restaurant but it seems to have closed.

I am a business traveller through out Asia and I stay at this hotel on every trip to Sri Lanka. On the beach with great balcony and swim pool it has everything. Spacious rooms with a complete kitchen I can cook meals in and it has a washer and dryer for doing my own laundry. The internet service which is important is exceptional. It is my home away from home when in Sri Lanka. From the manager down to the security guards just great helpful staff and restaurants and coffee shops are all within walking distance.I travel frequently and this is the first review I have given that absolutely has no negatives. Its is simply one of the best run establishments I have stayed in during my travels.

Incredible value and cleanliness.

The space in the apartment and staff were exceptional. The staff were cleaning every day. There were very few utensils for eating and cooking. Eg 2 large plates,2 cups, 2 knives,2 forks,2 small 2 large spoons. One very small frying pan and one small container. We asked for bowls and spoons for breakfast cereal and these were provided the following day.

The hotel is new with great amenities. The room is clean and neat. The room faces the sea with balcony. Just next to the beach. Peace is what you get.
