This isn't a 4star hotel. The previous ownership, called Arbor Hyde Park was. The current hotel is almost unrecognisable since then. If you're looking for a 3 star hotel under £120/nt, you'll be satisfied.

Appreciated putting our room off to the side near stairs and elevator so we didn't feel like our little one was too disruptive. Also the crib was a collapsable pack and play which was very familiar and comfortable for the little one too.

This was one of the worst hotels I've ever stayed at. The location is nice and the wifi works. That's the positives. Check in was a distaster. The carpet in the hallway to our room reeked of cat urine. The room was dirty, stained walls etc. The door didn't lock properly. The shower barely had pressure. The room was hot and stuffy - thankfully we could open the window. The lobby etc are decorated and nice - but the rest is old, shabby, tired and dirty. Avoid this place.

Great location for local transportation. Our room had a 2 inch gap under the door which allowed for hall noise, the walls were thin enough I could hear our neighbor snoring. The property qas clean and we would stay here again.

I loved everything about our stay in hotel. Excellent service, location is serene, beautiful and near to attractions. Our room was extremely big, beautifully furnished and clean. Both the receptionist that checked us in and the one that checked us out were both amazing. I'm really glad i tried out this hotel and i give it 10/10.

It was comfortable and very accessible to public transport. Paddington Station is walkable. The room is very tiny with no place to hang our clothes. The cleaners could have done a better job.

Loved our stay at Signature Townhouse! Shruti at the front desk was most helpful! Allowed us to check in a little early and also being able to store our bags after check out was so nice! Breakfast in the morning was really good. Staff was always so friendly. Great location near Underground as well as several great restaurants. Thank you!

They steal your money

The hotel is in a quiet and a good location with close distance to the tube station and the park. However, that is the only good thing about the place. At the checkin they took £50 deposit for no reason and they still haven’t deposited it back. I truly hope they are not pirating off people like that. The room I booked was superior double, but the room could be at best a small double with no space. The walls are terribly stained with grease and god knows what else. The soap dispensers are broken and the sink clogged. I stayed there for four nights and the room wasn’t cleaned during the whole time. Honestly you can find better deals with better quality for similar budget in London.

Good Value Stay in Kensington

I was met by a very friendly receptionist, who checked me in very efficiently. The Hotel was a good location for our business trip and we were pleasantly surprised by the comfort and size of the room. Despite being in the basement level, the rooms felt airy and were brightly lit... Bathroom was a little small, but perfectly workable. The Coffee machine was a nice touch....

First we got a room in the basement. It felt like living in prison. No windows, and it looked dirty. We told it must have been a mistake, and got a room in third floor. It wasn’t great there either. The walls were dirty, also the bathroom. We could hear the person in the room next to us. Felt like we didn’t have any privacy. And the door? It had an opening! We needed to cover it with towels.

This was truly a pleasant surprise. I booked online not knowing a lot about the area at all. It was on such a quaint and quiet street. It is a boutique little experience, so if you're looking for the immense grand hotel entrance, this is not it. The room was huge and perfect for 2 adults traveling with kids. The staff was very, very friendly. Fresh apples, coffee, tea and hot chocolates available constantly. Very easy walkability, just a block and a half from Kensington Gardens, Hyde Park, the Tube, Picadilly station, restaurants and more! Would highly recommend.
