We've been coming back for more than a decade now, and love staying at the King Willie. Staff were great, as always. The only slight hiccup was a bit of trouble with the shower, as we lost water pressure a few times through the week, and once (briefly) alltogether. Would still thoroughly recommend though and look forward to staying on our next visit.
Pleasant place to stay ,staff friendly and accommodating. It's a very old building so it's ideal for a one off stay or a couple of nights . Room was clean but the shower needed a clean .
I stayed as I had surgery nearby next day. Two flights of steep stairs and a shower cubicle which was almost impossible to access. Bed comfortable but room very small shabby not chic and badly lit. Base noise from downstairs pub pretty bad
Great for our needs. Wonderful location, the mattress is a bit past its best but what a fabulous place. We especially enjoyed returning from our evening out to the huge singsong taking place in the bar. Obviously a very popular venue and we look forward to returning
Not worth the money felt scruffy smelly and dirty shower rubbish needs a good overhaul curtains filthy very disgusting really great location staff nice
The room was as expected and the bathroom was very clean. There was no AC and no screen in the window. No safe in the room. Bed was uncomfortable with some stains on the bedding, but livable. Unexpected bonus: Kittens in the hallway.
Unexpected drawbacks:
1) Hours of loud sounds of clanging pots, pans, silverware between 11pm - 3am after the crepe place downstairs had closed (as someone cleaned up).
2) They would not let me check-out early, despite more than 24 hours notice because I booked through a third party. This leaves me with a negative impression of this business. Plans change when traveling and most accommodations allow for flexibility with 24 hours notice. Hope they rethink this policy.

For what you pay you don’t get much. The bed is comfy. The room is tidy enough. But with no breakfast and only one 33cl bottle of sparkling water to share between two people it doesn’t offer as much as a travel lodge. But you can’t fault the location, which is the main driver of the price.
The room Catherine we stayed in was very clean and comfortable and convenient for us. if I was picky I would say the en-suite is very small and you may struggle if you are a large individual, also the telly was not working correctly but this we did not mind as we were not in the room for any length of time.
I booked a room at the King's Boutique hoping to get close to a town that I enjoy. A unique property in situated in the center of Hampstead.
You cannot check in early. Staff is not available.
The rooms are nicely decorated and there is a view of the historic Hampstead High street. Unfortunately there is a "crepe war" going on with TWO competing businesses that are in very close proximity to the King Edward IV Pub / Kings Boutique. The awning for one of those crepe stalls is DIRECTLY below the windows to the room I was supposed to occupy.
I found the sickly sweet smell of French pancakes overwhelming, but I checked out the heating and the plumbing before I was offered another room. The ordinarily pleasant smell is almost toxic is concentrations that come up from TWO creperies. It will bring tears to your eyes and a twist to your gut.
There was no heat in the two rooms I was offered.
There is hot water, but it's almost impossible to get the controls right - I checked - stone cold or boiling hot was the final straw that had me begging to cancel.
These rooms are unfit for habitation and "the building is three hundred years old" is not a legitimate excuse for the suffering that comes with a holiday to this location.
I WAS NOT ALLOWED A REFUND FOR MY THE FIRST NIGHT. Business is business and staff is combative, unyielding, confrontational and rude.
DON'T DO IT. There are better options and niceR people who deserve your business. All nearby, too.
The hotel is a unique experience for sure to stay above a pub. If you are looking for a traditional hotel experience skip this one. However, we wanted something a bit unique and we got it. Staff is not overly friendly but I guess that is part of the local charm. Rooms are nice and clean and the pub’s live music on Monday was a special treat. Super cool vibe overall. Thank you for a lovely stay.

Clean and comfortable room however the shower wasn’t good at all, freezing
cold then boiling hot. Apart from this perfect for a short stay and very close to tube station
Room above the last pub on Hampstead High Street. Fun pub with great atmosphere. I got to meet people and enjoy their company. Surprisingly I didn't find the noise from pub impinged on my stay at all.
The room was a little cramped, particularly the bathroom, so that I was glad that I was traveling alone.
Overall, great value for money and absolutely the best location.
The hotel is "boutique", ie it has a steep narrow staircase from the public bar (very difficult with suitcases), and our room had a tiny bathroom. The shower was erratic, hot and cold. Directly outside the hotel, under our bedroom, was a creperie stall with attendant odours.
The location is perfect if you are on public transport, but extremely difficult with a car.
Don’t expect too much, carpet in room wet, kettle dirty, shower was uncontrollable ( scald or freeze mode). Staff friendly enough and location great. The room we were in needs a refurb.
