Hotel appears to be under new ownership. Some areas, such as the breakfast room, appear to still be under renovations, but overall, the room itself felt clean and more modern than when we previously stayed here several years ago. Breakfast was nothing fancy, but nice that it was included and saved time having to otherwise drive into downtown Lincoln. Great location just minutes away from Franconia State Park and the Flume Gorge. Overall, a good hotel at this price point if you're looking for something decent, but not too expensive in the area. Would stay here again.

Beds were overall comfortable, Cleanliness of the property even though it was under remodeling, could have been better. Breakfast was subpar as appliances were not working properly. Also overpriced in my opinion.

The check-in host was very nice and welcoming. The property was undergoing construction during our stay, which definitely affected the overall experience. The room carpets were dirty, and there was hair left in the shower, so the cleanliness could be improved. On the positive side, the water pressure was amazing, and the breakfast buffet was decent. The waffles were good, although adding scrambled eggs would make the breakfast options better. Overall, it was an okay experience, with some areas that could use improvement.

This has been the dirtiest hotel I ever stayed but it seems they working on it. It can look beautiful if they update the rooms. Hotel stay still was nice I like that they have chairs outside the doors for sitting overlooking the mountains. Breakfast was not the best thought they had hot breakfast other than waffles.

The best part of the property is the location. It's just minutes away from Franconia Notch State Park. The property is undergoing renovations so expect some noise. Some of the rooms are not renovated yet and has a peculiar smell. The front desk lady was very co-operative and was able to move us to a newer room with no smell. There is no hot breakfast as that area is also getting renovated. They had coffee, tea some muffins and bagel, so don't expect anything more if you are travelling in the near future.

I was up early so I was unable to partake in the breakfast. The place is very expansive and under reconstruction. Some sections are completed. I think it will be a great place once their work is completed. Overall for a nights sleep, it was clean, reasonably priced and convenient to the mountains for an early start hiking.

Heavily under construction. The exterior appearance is very bad. There are small flying gnats all over the place that get in your hotel room and car when you open the door. They really should spray for them. The room was clean and beds were comfortable. The bathroom had deferred maintenance. The breakfast was ok, but basic: waffles, cereal, toast, bagel, etc.

They are making renovation so the outside pool and the yard waste messy. Alsothe indoor swimming pool walls and some other walls were not painted. The location was a huge plus just off the franconia notch State Park. The breakfast was ok. The room was clean and well.maintained. Good value for.money.

The beds were comfortable and really clean, the staff so nice and helpful. Breakfast was clean and plentiful it was the typical cereal bagels toast hard boiled eggs and waffles. The grounds is under alot of renovations which it needs from obvious aging however I see the progression and based on price and staff and them trying we would definitely return. The cleaners need to spend more time cleaning the rooms because the carpet needed a better vacum and the bathroom needed a good bleach scrubbing however we were staying one night so we skipped the shower. It's a cheap stay with no bugs so we appreciated it. I can see when renovations are done it will be a nice place to stay at.

The property is being renovated so it's not that visually appealing. The toilet needs to be flushed more than once most of the time because it's like those in airplanes. The lady at the front desk was very helpful. Very convenient location. Basic cereals and muffins breakfast.

Overall cleanliness was okay in the room itself. Outdoor pool was empty and needed repair. Indoor spa was closed and empty. Indoor pool was ok but lots of repair being done in the building inside and out. Seemed like it was on hold for a while. Decrepit place. Lady at front desk was nice to us. Breakfast was okay. Breakfast staff was nice as well.
