Appropriate pricing for what is offered. Older property. Double room was a good size with usual complimentary products included. No breakfast facilities. The iron I requested was promptly delivered to my room. Very dusty TV and electric fire on the wall. Friendly staff (Varun). Quite a steep hill to access the property. Broad, windy paved steps to the hotel entrance. Unsure of accessibility options outside and inside the property. The overall property met my needs and will book to stay here again.
Great location opposite a lovely park and with view of city in distance.
Plenty of parking.
Friendly staff.
Place needed a bit of TLC - litter in car park, broken mirror and shower wasn’t brilliant.
Basic to poor condition, squeaky soft bed, broken TV.
Limited facilities within immediate vicinity of hotel.

Good for room only
It was good enough as long as you don't want breakfast as they had the area too do it but didn't, so if you're just after a room only its not bad, i would recommend going with an ensuit bathroom though as the shared facilities wasn't up to standard but mine was clean and had what i needed for an overnight stay
The rooms were nice and clean. The bathroom was a decent size. Staff were friendly and welcoming.

Stayed 2 nights in single room with shared bathroom. Very basic but sufficient room for my needs.Shared bathroom close to my room. Shower very hot and couldn't seem to reduce the temperature.
Main issue was check in ...they wanted photo ID proof. This wasn't mentioned in check procedure, luckily l had an ID badge through work but a couple checking in at same time didn't and we're told it policy that they couldn't stay without Photo ID ...not sure if they got a refund .. probably not

Room was clean. Facilities adequate. Tea /coffee kettle provided. Kettle too biv for tap. 2 night stay but room was not cleaned. Hotel as advertised by the name situated in its own grounds driveway is a steep gradient. Bannister for steps from driveway to front patio worse than useless and in serious need of repair. DISABLED ACCESS NON-EXISTENT. Price was very reasonable hence the 4 stars.
We drove up the big hill to the hotel which was lovely and the room was basic but clean and had a great bathroom- no one bothered us at all and they had a swing outside which really made it for us as we are smokers. Thoroughly recommend and will be back
Well, outside was a building site! You can tell it was once quite swish! The old gardens are lovely.
The outside of the building has recently been refurbished as has the floor in the entrance hall. After that everything needs attention. I'm guessing it's " work in progress?"
The receptionist was very polite and showed us to our room up in the top floor. The view over Leeds was amazing.
The bed was comfortable and clean.
Nothing bad to say. Room was tidy and clean few little niggles wire near the bed for aerial was hanging down but nothing I could complain about as a single room for the night. Nice that it was staffed all night and no noise issues. Excellent service in my opinion.

A nice clean room, could have done with a bedside lamp. Particularly squeaky bed but comfortable enough. About £10 taxi ride from the city centre, no local facilities but a pleasant enough local area.

Friendly but basic
Friendly staff. Bed not ideal and right next to a radiator which was a health and safety issue. Duvet was barely large enough to cover and pillows very thin. The shower was small but nicely done. The extractor fan was dirty and towels were clean but stained. The aerial cable for the tv was broken.
I couldn't find a working shower, and it sometimes it wasn't clear which were bathrooms and which were bedrooms so I think I disturbed someone! My room was small, but comfy and I slept well, but it also smelt of smoke and there was no bedside light at all.
Decor and condition of the room was a lot better than last time and great the little toiletries etc. But to have a Tea/coffee tray with 1 kettle unable to be switched on at the wall because it was behind the immovable wardrobe and another that didn't seem to fit the charging plate that was plugged in next to the bed... Would also help to have a means of getting drinking water either bottled and available to purchase or option for a carafe of tap water. Always had to remember to get some while I was out.
