The location was excellent. The room was clean and a good size for Japan. The bed was hard. The check in for the hotel was elsewhere close to Kyoto station I wasn’t not a fan.

Check in process is over complicated and takes a lot of time - have to go to central resi office and then wait to be shuttled to hotel, not worth the inconvenience and time.
Cleanliness - noticeable smell in entrance foyer. Room not much better very dirty bathroom, hair everywhere, cleaning spray left on the walls not wiped off.
Location - gion is close to a number of attractions but you can hardly walk down the street there are so many tourists. Very hard to find a dinner spot and everything is super expensive compared to other parts of the city and Japan in general. Not particularly convenient for metro.
This experience was not helped by a fire alarm going off at 6:30am with guests standing on the street, allegedly due to shower steam…
