The inn was so unique and had such amazing history. Frank was the sweetest and so nice about us coming in later. When we came he showed us around and told us all about Smithville’s history and some of the artifacts there. Can’t wait to come again!

More museum than bed and breakfast. Museum and tour were very interesting but guest rooms were too crowded with objects, making it difficult to use the space. No food service so not a true bed and breakfast. Frank, who greeted us and gave our tour was very friendly and informative about the history of Smithville.

Inn/museum in an old house. We grew up in an old houses so not a big deal for us. We checked in went to a bunch of wineries went back to the inn slept and left so didn’t stay long. It’s not for everyone

Quaint and old fashioned. No tv in room. No wifi. Downtown a short walk but not much there. 2 restaurants. 1 coffee shop. Frank was informative, friendly, and made check in - check out so easy. I am happy i chose this place to stay 2 nights.

This property was listed as a”bed and breakfast,” but when i checked in i learned that they had discontinued serving breakfast when Co-vid became a concern. I was disappointed, as i always look forward to the breakfasts served in B&Bs. On the brighter side, my room was very cozy and comfortable and the hosts were helpful and enthusiastic about the historic property. However, I could have appreciated a bit less of the upstairs and down historical tour. Best part was that it was pet friendly and had NO fee or deposit for my pet!

Pretty dirty. We couldn't believe the hair (human we assume) on shower walls. Mold growing on wall and pictures. (We took photos.) yard is overgrown, unmowed. There's a creepy white van in the grass. It's a very well-loved and clearly treasured property. It has family history to the owner which is very sweet.

The museum is really neat, definitely something i recommend to history buffs as Frank is very knowledgable and passionate about the history of the place. I booked the room based off of the uniqueness of the place as well as the advertisement of a private balcony, which was taped off and inaccessible. The lack of access to the balcony was upsetting, and i would remove that from the ad if it isnt accessible, but i would still recommend the property. Maybe not with kids though, theres a lot of fragile stuff around.

Our stay at the Smithville Inn (and Museum) was very pleasant. We were greeted by the host promptly and cordially, and were given a very informative tour and history of the house and area before being shown to our room. Staying in this house was like stepping back in history, but with modern amenities. The house is quaint, quiet and private, and the outdoor setting was well cared for and inviting. My only complaint was with the claw foot tub which, while equipped with a shower, was hard to get in, and dealing with the surround shower curtain was somewhat awkward and difficult. Additionally I would have preferred a flat rubber bath mat instead of the floppy loose one it was equipped with; otherwise the bathroom was roomy and clean. On the plus side, the full kitchen to which we had total access, was neat, clean and nicely equipped. The bed was comfortable, and the rooms throughout are furnished with period furniture and curios giving the house a proper and pleasing atmosphere. The host made it clear that he would be available if we had need of him, but otherwise left us to our private enjoyment of house and the town.

Frank Justus, the caretaker of this property and the curator of the Historical Museum, as well as his wife, Maria, run a beautiful and unique lodging experience. I chose this Inn because of its proximity to the Kansas City airport, and Frank's gracious offer to pick up or take his quests to the airport. He includes a fascinating walk-through the museum, and he is extremely knowledgeable both about the property itself, but also the town of Smithville. The Museum and Inn are perfectly situated near the city square and a number of delicious dining choices. The room (Cathleen's they call it) was spacious, carefully decorated, and includes an even more spacious bathroom, with a great clawfoot tub (alas, not particularly great for showering as the protective plastic curtain liners stick to you in the shower from all directions), and both are thoughtfully appointed. I had a good quiet night, and never heard the other guests in the other bedroom, and Mr. Justus gives the guests the run of the house, including an expansive back patio for morning coffee. Bummer that this site doesn't seem to allow me to upload pictures from my Google Photos folder.

Inaccurate info when booked online - no breakfast, no free bottled water, no 24/7 receptionist, no restaurant on site, no bike rental on site. Arrived -told cash only, no credit cards. A guest’s dog was entwined in our legs while unloading car, while looking through historic brochures inside, while approaching steps to room upstairs with arms full of luggage, dog allowed in kitchen. No leash! This is way way beyond “pet friendly.” Dusty, mildewy air - fan in room made it worse. No museum tour as promised. Site contact person made offer to refund a night - zero rec’d to date. We paid $200 cash for 2 nights, left after 1 night, pd for yet another room for that 2nd night at local super 8. No desire to stay another night. A disappointing stay. We had been so excited - such a total let down.

First off, this is not a hotel, motel or inn. It’s a 2 story home built in 1850 that has many problems that need fixed. No AC air heater. They use portable fans & heaters but if you turn them on, you will blow a fuse and have to adjust breaker outside. Internet stopped working halfway through our stay. Cash only, they will not accept debit/credit card. Owner called me at 7 am asking when I was checking out day of check out while I was sleeping. He said they had a wedding that day and needed to know what time I was leaving. I reminded him check out was 11 am. Very narrow staircase, 2 bedrooms only upstairs. Home feels like someone hoarded items ranging from 1900’s - mid 1990’s. There’s stuff EVERYWHERE. Don’t book if you have kids.
