The big issue here is parking 49 spots 120 rooms do the math. Otherwise nice staff clean oh and mattresses are very firm ie I slept great but the wife didn't. Best part is located in the middle of everything Kona.

Fine stay. As another reviewer said these are condo's some of which they rent out as rooms. I wanted Fridge, turned out to be full sized as opposed to 'dorm' sized and Microwave, again big powerful one not tiny weak one, and so was quick satisfied. Someone at front desk 8-8 only and they can be busy. I did go out late, midnight or later, for a walk down to Ocean and there was a security guy standing by parking area. Parking wasn't a problem but as they say it's 'free but limited'. Very few spots in front of complex and when I was out and came back even early evening they were all taken but there is additional spots right off road in front of complex, diagonal parking. I stayed Mon-Wed the week after Thanksgiving which is unusually slow travel so I could see that those could be taken also. They have something worked out with a parking garage right on Ocean, 2 or 3 blocks away for $5 a day. Right next to 'Bubba Gump Shrimp Co.' Google that to see location, as I say its right next to it. All in all good for the $ and they have a public bar-b-que, or rather one for those staying at complex. It was hard to ignore the enticing scents from that. Would stay again for sure.
Great value for money. We weren't expecting to much as it was so cheap, however the rooms are massive and really comfortable... it even has a pool and spa. We would recommend this place to others for sure :)

Great place for the money!!
Definitely not your fancy mainstream hotel, but a quiet 'someone's apartment' in the middle of Kona, across the beach and in the midst of great restaurants .. including a daily farmer's market next door.. Apartment has a small kitchen (microwave, coffee maker and dinner/silverware) you can prepare a quick breakfast in before hitting the road.. cable tv.. a super comfortable bed!!! Definitely look forward to staying there when back in Kona.

Buyer beware!
We've been going to this establishment for ten years, but I think this is the last. These condo units, built in the 70's have been going downhill for a long time. Owners are not putting any money into them and the real estate management company is trying to sell them to newcomers with a package of upgrades. When we arrived at two in the morning EST on 1/9/12 we found a room with cracked tiles, no upholstered furniture, a non-functioning air conditioner and a non-functioning shower! Obviously the last room in the place to be rented though we'd made the reservation in August. In all fairness, after we complained in the morning we were provided the opportunity to move to another property which was quite nice, but away from downtown Kailua, which is one of the KII's charms along with its lovely grounds. This used to be a best-buy but I wouldn't trust it now.

The kitchen was occupied by too many bugs scared my kids.
The worse hotel I have stayed for recent years.
The room condition was too old to stay, even the sheet had some holes on it.
I just wanted to get out of it ASAP during my trip.
The hotel almost ruined my Hawaii vacation.

Condos are relatively inexpensive and in a great location.
My husband and I stayed here on our honeymoon and though it was not at all what we expected we ultimately enjoyed our stay. It is not advertised as sublet condos but that is exactly what it is. As a result, the room quality varies greatly from one room to the next and we looked at three before we found one we were happy with. The first room we were given had a very old shower and a stained carpet. Not all the owners keep their rooms up to the same standards. Also be aware that there is no room service or maid service or WIFI. You are completely on your own. The parking was horrible but the location is great. You are right on the main road and can walk to beaches, shops, restaurants and nightlife. The ocean is across the street. We enjoyed taking nightly walks and exploring the surroundings.

NOT BAD IF YOU'RE NOT PICKY
Be prepared--these are older condo units with few ammenities. The shower faucet leaked, the toilet ran, extra towels cost $, and there is very little parking. Inexpensive and kind of seedy but if you just want a quiet place to sleep at night, it's just ok. We were on a budget and wanted a quiet place to relax, so for us it was adequate . They do have a small fridge, coffee maker and some utensils, but bring your own water, etc. There is a reasonably priced guest laundy on site. The room was furnished nicely and the bed wasn't the worst we've slept on, and there are small lanais that overlook the gardens and pool, and the beach, shopping and food is only a block away.

terrible experience with the unit I had
Complex was located in a nice spot for walking, eating, etc. First come first served parking, though not enough spaces. The unit I hadn't been updated since built MANY years earlier. But the worst was that it had water coming from the bathroom from the UNIT ABOVE, through the ceiling, into my bathroom which I discovered during the night after stepping in it. I caught the front desk person the minute they arrived first thing in the morning. She was nice. Said ahe'd have someone take a look. I left for the day. Returned that evening and was told, after I saw that the the problem still existed, they "hadn't had a chance to work on it". Can you say "I'm checking out now?" **But I need to say that the other units might be quite nice; I have no way of knowing, nor do I intend to find out!

Not a luxury hotel, but ok for the price!
We stayed over New Year's weekend and it was relatively quiet. Great price for the time of year so if you want to save money and don't plan to spend every waking moment there, it's ok.These units are privately owned condo's that are rented out, so it was a bit different. Be prepared! There is a microwave, mini-fridge with a small freezer, a coffee maker with filters, some utensils and dishes. But NO amenities other than a small bar of soap, dish soap and a sponge. And our unit was supplied with 4 bath towels--if you want more you either wash them yourself or buy them at the front desk. There is a reasonably priced large laundry facility on site . But no vending machines on the property at all, so if you want soda or a snack, bring it with you. There is a gas station nearby but it is not open 24/7. If you have a car, go to the Safeway a few miles away and get what you need. When we arrived late at night, all the parking spaces were full (there are 140+ units but only 59 parking spaces) and there is some street parking on the road (but be careful -- we did not see a "no parking" sign that was twisted around a sign pole and got a parking ticket). Make sure you look carefully. There is a semi-private lanai with a table and chairs that looks out on very lush gardens that bring in the birds (and litte gecko lizards). We had a broken toilet and a dripping shower faucet that could not be fixed until the following week. Great pool with a BBQ pit, nasty hot tub. Nuf said. we might go back just because we're not that picky.
This place is so disgusting. Our room smells like humen pee, there are stains everywhere, there was a piece of black pubic hair on the tolit seat when we checked in, holes in the walls bars on the windows and the floor (if not stained with pee) would be more comfortable than this bed. I have never staied in such a disgusting place in my entire life. Oh and you have to pay $* a day for parking off site. SAVE YOUR MONEY and your stomach...this place is just sick. The smoke detector had been taken off the wall and hidden in the closet.
