This property was dated yet well maintained. Our Condo was was clean and spacious with a full kitchen, dining area and laundry. We spent most of our time sitting on the private terrace which lead out to the water. The Resort was bustling with lake activity, children playing in the play area, people fishing from various places off the docks, yet quiet, peaceful , serene. Be sure to visit the Backporch cafe which stays open til 10PM. Ask for Lee’s section. He was a wonderful server.

The room was clean and the staff were very pleasant and helpful. We had a nice view of the lake. There was a Murphy bed and foldout sofa. The Murphy bed was adequate but fairly hard. We weee there for the Arkansas Derby so the town was very full and neighbors were very noisy. I still would stay here again.

The condo was amazing and beautiful. It exceeded my expectations. I loved the view of the lake. It was peaceful, clean, and spacious. I wish I could e stayed longer. I brought a family of 6. We all had a place to comfortably sleep. There was an area for my children to play. Even though it was a little cold, there was an area for us to still get in the water and relax in the spa area. My family enjoyed our stay immensely.

We always enjoy this property when we stay here! The children love the swimming pool and sand play area. My husband enjoys fishing at the lake. And plus there are a lot of entertainment and food areas located in the area. The carpet had minor stains, but nothing we couldn’t get over. Especially since the place is a little older. Parking is great as long as you remember to put your parking tag in your window. We’ll definitely go back

I only have 3 minor issues. Every room we stayed in shower curtains were not cleaned properly. The couches need to be replaced. Last but not least all the TV's need to be smart TV's. At least let me sign in my accounts and watch my shows.. But my overall stay was very good. This is my 4th stay with Sunbay. We will be back. Love the view and the place is directly on the highway. They have Thick good towels. Its a good spot for children.

The staff was friendly and the koi pond was super cool. However, our room only had 2 pillows, a thin woven blanket, and a sheet. The bed was also very uncomfortable and squeaky. The room was mostly clean but the shower curtain did have spots of black mold on it. The view was pretty but I don’t really feel like the room was worth the price we paid for it. We will be staying somewhere else next time we come to hot springs.

It was a wonderful experience! Great place to stay! Great view, relaxing, clean! Only issue was only 2 burners worked (one half worked) and we saw a couple of bugs around stove. But it was still worth it.

My 2nd stay was good!! The view was everything!! The bathroom shower curtains were not so clean. Staff was a little rude when asked about starting the fireplace. The rooms was great but one bed was very squeaky.. I would still return because the place is beautiful...I love that we could view the lake, eat good, and have drinks without leaving the property.
