The rooms are modern clean and efficient. They have the 'feel' of modern student accommodation - which seems to be what they are repurposed from or related to. Check-in was friendly and down to earth. Everything simple to use. Nice, clean, facilities and rooms. Lovely quiet area with lots of trees, a great local hill (just under Arthur's seat) and a countryside ambience about 10 mins walk from Edinburgh city centre. Nice restaurants on site, with good choice including basic and high-end. For me, definitely the new site of choice for Edinburgh.
