Great alternative to corporate hotels . Stayed night before Edinburgh marathon to watch son run . Close enough to get there .
Hadn’t realised about communal kitchen and making drinks and bringing tea and milk , but slept well and drove locally to eat out
Overall, the property was in good condition and appeared well maintained. Since the check-in process is entirely self-service, I ran into an issue when my key set did not include the main door entrance key. Fortunately, a staff member was available to assist me; otherwise, I would have been locked out. The room had a noticeable moldy smell, and the washroom did not provide any toiletries, which was disappointing. On the positive side, the bed linens and towels were clean, freshly washed, and well presented.

The room was clean. Their were no staff. There was a self check in / check out procedure which was easy to follow. Other more regular guests were helpful. There was tea/coffee facilities in room. Kitchen facilities meant food I'd brought could be prepared. Enjoyable stay.
Great place to stay with kitchen facilities. Room was great and so was the bed, coverings and pillows. Cold room as main heating not on with small heater in room that took the chill off. Water pressure good but getting a hot shower was a challenge but if you tired it right you got one.
Self check in was simple, and it was easy to park up
Rooms were a good size and clean, bed was a little uncomfortable but I'm fussy and like my own bed
Communal kitchen was kept nice and tidy
Good location not too far from Edinburgh

The overall stay at Kirkill estate rooms was great and excellent. The atmosphere as well as the rooms were clean and great. They also provided every facilities such as kitchen, great outdoors and so on.The property had games room and other board games.They also provided every basic amenities during the stay. This property is worth the price and the journey if you are visiting edinburgh.
This is a nice old estate in the countryside, about 30 mins from Edinburgh. The setting is beautiful, there is a river and forest just a short walk from the estate. Our room (#2) was a okay, the wallpaper was cute and beds were comfy but the wood floor under the carpet needed to be screwed down, it was SO LOUD every time you walked on it. The shared living space was large and nice, the kitchen was huge. Overall, we would stay again!

Kirkhill is the worst place there is no staff at all at the place and no one to assist and property is very far from edinbrugh and no cab will come to this property to pick up because it is very very very far and inside like jungle no lights even in the way to this place, I was to scared to this place and the keys was kept in the locker and the gave us the locker number wrong and we had to call them again to ask the number and the room was not quite good no amenities no neatness it’s a big disaster and I booked for 3nights but I checked in 10pm and I checked out next day morning at 8am as soon as I woke up not suggestive to anybody
The house is beautiful and rooms were quiet and nicely decorated. One negative was that there was no toilet paper in the bathroom, so I had to go shopping. The bed linen was very clean and the room bright, even though it was a basement room. Unfortunately, on the morning of leaving, the fire alarm sounded continually, and although the guests waited outside, there was no staff present to switch off the alarm or check the situation. Other than that, a good place to stay.
Unfortunately this property has seen better days. It’s a deteriorating manor house in serious need of TLC. I wouldn’t recommend for other solo female travelers as my door’s lock was shoddy and there’s no in person staff to check you in and assist you if there’s issues. It was overpriced for what it was and I regret not saying in a Premier Inn nearby that would’ve been cheaper, cleaner and better serviced.
I was extremely disappointed with the room and bathroom as there was black mould in the bathroom (behind the radiator and a bit in the ceiling) and in the room (behind in the curtain fabric). This is not a healthy environment particularly as I have a young child so very worrying. There was no reception staff to complain to. Also, the hot water sink tap was lose , the window could not be opened to air the room as a large furniture was placed in front of it. I have been to many hotel room thus was one was very poor. Extremely disappointing would not recommend.
Great price, don’t expect much, beautiful interior decoration (very classic old), 30 min driving to Edinburgh.

Bedrooms are gorgeous, very close to Edinburgh and other locations. WiFi is very bad could not get any signal, bad smell from people cooking as the kitchen is used by all. Overall I would stay there again.
Everything was great except the room is a bit warm when we got in. Had to wait till evening for the air to cool down. Would be better if there is an option for a standing fan.
