Beautiful place. Very happy to see an old town house being saved and renovated to a high standard. Pitty there was no place to leave luggage. Maybe get some large storage lockers with codes for the visitors in the main lobby. And maybe allow people in at 2pm not 4pm. Apart from that it was beautiful.

It was less than 10 min. To bus stop. Fast Uber service. Amenities were great. Only one thing missing, a small microwave to heat food. Complete kitchen set up except for that. Furnishings warm and room was very roomy.

When I arrived in Scotland, I was having trouble with my eSIM. I needed my phone to be able to leave my luggage in the lockers provided. I was worried no one would be available to help me, because it is supposed to be self check-in. But a member of staff was there and since my room was ready, he carried my bag upstairs for me. This is a nice little place and Leith is a quiet neighborhood.

Contactless. No front desk which was fine by me. Room was great. Quiet and modern. Seems like a haul to the heart of Edinburg but you are a block away from the tram and it only costs two pounds for a quick ride up the street. Coming home it's slightly downhill which is a nice way to work of your drinks! Also Malones pub is just around the corner.

Fringe weekend.

Whilst this is a pleasant enough hotel, our stay was spoiled by a TV that had no channels, a shower with a blocked drain causing flooding and a duvet that would have been perfect in the depth of winter but not during the height of summer.

We were in Edinburgh for an extra few nights unexpectedly and booked “3 Johns Place” last minute. We absolutely loved it! The bed was comfortable, the room was spotless, the shower was new and modern. I would give it more stars if I could. Easy check-in, accommodating staff, beautiful facility. 12/10. We are slowly becoming anti-Air Bnb folks because of accommodations like this. A+ 3 Johns Place.

3 John's Place is located very close to the tram line... quick access to the city. The Sandpiper apartment exceeded our expectations - comfortable bed, great pillows, decorated with care, beautiful bathroom and strong shower, fluffy thick towels, cute little self serve area with tea, coffee, bar fridge. We loved the extra little sweet treats. The luggage storage area was an added benefit, although the app did not work for us. It was a little dark in the apartment at times, and we needed to use to bedside lights and angle them to see. There is no lift... it was difficult to get out luggage up and down the stairs.

Nice place with well finished rooms and good service from staff. We really liked the north our hood including the nice community cafe and park across the street. It was an also a short walk from the tram as well as grocery stores and restaurants. We also liked that the staff were diligent in cleaning the room daily and restocked the complementary teas, coffee, water and biscuits. A couple minor complaints. The room we stayed in (Sailmaker) was in the basement with no window to the outside. This wasn’t clear in the room description though it should be highlighted more overtly as some may feel closed in without a window. The humidity level was also quite high in the room to the point where everything felt a bit damp. Installing a dehumidifier in the room would be helpful in addressing this. Regardless, we still had a good stay at 3 John’s Place.

We stayed in ‘Valentine’. The room was very clean, spacious and well equipped. The decor was beautiful and perfectly complemented such a beautiful townhouse. The location was great to explore Leith with its many bars, restaurants and coffee shops, but also very convenient for the tram into Edinburgh centre. We will definitely be going back to 3 Johns Place.
