We had a fabulous stay. Matthew is a friendly and welcoming host. Room was a good size, as was the bathroom. Had everything we needed, was clean and comfy beds. Breakfast was 10/10, couldn't fault it! Good location, close to the beach, shops and public transport. Would love to stay again!

This is a top level B&B. Only 6 rooms and Adult only. We stayed in room 3, which overlooked the street behind the hotel and was very quiet. The room was large enough for us and had a wardrobe with plenty of hangers, vanity unit with drawers and 2 bedside pedestals. The drinks tray was well stocked. Mattie was the perfect host, explaining everything on arrival. Breakfast was chosen the night before, and cooked fresh for your chosen time - delicious. 3 parking bays available behind the hotel, free street parking or paid car park a short walk £4 8am to 6pm (08/2024). Would definitely recommend. A great stay.

Clean and cosy

Our stay was perfect. Rooms were clean. The owner even recommended us places to go on our way back. I would definitely recommend this place if you are looking for a quiet place to stay but easy access to places like Brighton, Seven Sister's cliff and many more. Parking space was easily available.

GREAT STAY

We really enjoyed our stay at by the sea,room(4) with a view with a nice balcony,great breakfasts,would def recommend this place as service was 1st class from mathew and his mum,thanks again

Matthew was a great host. We had the balcony room at the front, which very comfortable, clean and nicely decorated. Great shower. Amazing breakfast options with a lovely cooked breakfast available.

Located on the sea front.close to the promenade.The room was good size with double bed wardrobe and ample storage for our stay. The bed was comfortable, and the shower was powerful. Due to social distancing restrictions breakfast was brought to your room you had a choice of 3 fillings plus hash browns and croissants and orange juice. There were ample supplies of tea/coffee in the room to cover out stay of 4 nights. Again, due to the social distancing restrictions we had limited interaction with the owner. But she was extremely helpful and pleasant. I would definitely stay here again

Lovely room with window seat overlooking sea. Friendly host. Good cooked breakfast. Parking. The only negative was a bath instead if a shower but worth that sacrifice for the window seat.

The owners were extremely welcoming and accommodating . The room was very comfortable and tastefully decorated . Breakfast was made to order ..... high quality & delicious . Actually . , their’s was the best breakfast I had during my 2 week stay in the UK. I would definitely use By The Sea again .

We arrived early and our host were extremely accommodating and helpful providing us with refreshments while we waited a short time for the room to be ready. Room was very clean and breakfast was incredible. Highly recommended.

wonderful place

We had a lovely room overlooking the sea with a balcony. Great breakfast. It was my wife's birthday on the day we arrived & on the next day the owner had put 2 little scones with a candle in our room. Can thoroughly recommend this b & b.
