The cleanness of the room is terrible. Blankets are too thin and bed sheets were dirty. There was always a colony of ants in the toilet. No electric kettle was provided.

Not for everyone
Our stay was comfortable and the room that we stayed in was slightly below average for Thailand in terms of upkeep and cleanliness.
The staff was very friendly but had very limited English so communicating was a bit of a challenge.
The hotel was fairly quiet but the hotel seems to be near the airport, which brings up the main issue for me.
This hotel is very isolated and has limited amenities. It is a 200 baht taxi ride to the hotel but I paid the hotel 300 baht for a taxi into town...?

Nicest People!
The Lakeland crew couldn't have been nicer! Room was spacious but a little worn... Especially the bathrooms. Location ended up being a little too far out if the way for us, but again nicest people!
Chiang Mai was the first city we stayed in during our trip to Thailand and the people of Lakeland made it a city we must return to. When staying here you must take into consideration that you are staying in a mountain town of Thailand. The conditions are very different than a Western 5-star hotel, but if you can move past the "earthy" feel of the living situation you will love this place. The rooms were very clean and any questions we had the owners were more than willing to accommodate our requests. The family that runs the B&B is fantastic. We were on the road by 6am everyday, with breakfast already made for us. They helped us with laundry, and we ate dinner (I highly recommend their food) at Lakeland a couple nights, too. The B&B is about a 10 minute drive from downtown Chiang Mai and Lakeland does have a taxi service for a reasonable price that would get you there. All in all, we cannot say enough nice things about this place. When we travel back to Thailand we will visit Chiang Mai and we will stay at Lakeland!
