We had a wonderful stay! So close to the beach and restaurant's. Fresh breakfast in the morning with coffee and cookies and popcorn at night. As a family we really enjoyed ourselves. Grandma Joyce made it extra special for us

This is truly a hidden gem in Folly Beach! The room was cozy and clean and smelled fabulous everytime we came in. It’s conveniently located to the Main Street walking to stores and restaurants was all within 5 min. The park with a fishing pier at the end of the street was super fun. The staff is friendly and the breakfast was delicious with fresh fruit and breads and other options. This is a MUST stay and can’t wait to stay here again as the prices are reasonable.

Wow what a rare gem. Truly honest southern hospitality. The rooms are eclectic and each one very different. Breakfast in the open kitchen with wonderful conversations with the whole crew. Can’t believe I’ve never stayed here before.

This is a charming (a bit "funky") property. Exactly the kind of place I love for a beach stay. Loads of character and thoughtful touches like free sunscreen, beach towels to borrow, etc. Check in was easy and staff personable and attentive. Very short walk to the beach and even shorter to Center Street restaurants and shops. Will definately stay here again when at Folly.

Charming and well equipped cottage, right on the river and very walkable to the Folly Beach downtown and all of the excellent bars and restaurants. 2br/2ba Kings Tide cottage was a pleasure to stay at, cozy and comfortable. Would definitely return!

Such an adorable place to stay! Wish we had more time but we could only stay one night but already know we will be back in the near future. The location could not be more perfect. Loved this spot! Great bed and breakfast! love the private entrance, the amenities in the main house, in addition to breakfast, they have beach supplies. Great spot to land after camping fot a week. Great shower, ordered take out. The neighborhood was safe and out of the way. Really clean and would definitely stay again.

Great location, close enough to walk to the beach but far away enough from the Main Street that we could sleep peacefully. Lauren was extremely nice and understanding. Breakfast was convenient and they had enough options even for dairy and gluten intolerant people. They had beach towels available and sunscreen in case you forgot your own. Although the street was busy, we never had trouble parking. Loved our stay :)

Everything is just as advertised but better. The owners put a lot of thought into making sure that all the little things you need are provided. The rooms are extra clean and well decorated with beach theme in mind. The continental breakfast was perfect for a light breakfast and coffee. They even had snacks in the evening and it was even decorated for Easter. The location is perfect for walking to everything in Folly. We are definitely looking at returning in the future.

We loved a one night stay at Riverside cottages. We were there for a graduation from college of Charleston. And our whole family had a beach house at Folly Beach so we decided to just rent one of the bedrooms in the cottages. It was very pleasant. Everything was clean a good night sleep. The bed was comfortable. The next morning was a great surprise. There was a little kitchen with a full breakfast buffet laid out with pastries, toast, muffins, coffee, juices, fruit, yogurt, and cereals! We were totally surprised it was nice talking to the other guest and being with the lady that ran the kitchen and the dining area. Everybody was very sweet and it was like we were staying in a guest house! Just beautiful, we will stay here again next time.

The staff are so friendly and made us feel so welcome. Room was very nice. All the rooms have different names and are all decorated differently. Located a couple of blocks from the beach in the heart of Folly Beach. Can’t wait till our next visit!

Host was very sweet! Hooked my gf up with the only local dentist after she shattered her tooth at Rios--on hummus of all things. Room was cute and homey, bed was a bit stiff, shower had low water pressure and all but a few of the holes in the shower spout were dispensing water, furniture was outdatted and could use updating or restoration, the porch entrance was very cute, and the breakfast was really awesome.
