Good location outside Bryce Canyon. The “resort” is a motel - clean, and beds comfortable. Looked like toilet, tub and sink were recently replaced. Poor paint job, old furniture, and door & frame to room need replaced. Free breakfast at neighboring restaurant was not good. Outdoor pool looked like it needed cleaned, but didn’t get up front view.

We stayed in the cabins, and while they looked a bit rundown on the outside, they were wonderful inside. The restaurant on site was similar; not the newest property, but the food was wonderful. Breakfast was fairly standard with bread, options, waffles, eggs, and sausage, but it was all very much appreciated before a day at the park. We didn’t make use of the pool, but others appeared to enjoy it. We would absolutely stay here again.

Everything was good except the over powering smell of cleaning products. Breakfast was great. It’s sausages, eggs, oatmeal, cereal, waffles, bread, real butter, and fresh fruits. Coffee was a little weak. Plenty of tables. It’s a convenient place to stay for visiting Bryce Canyon.

We were put in a cabin, that was cool to be away from all the rooms as we had small children with us. The AC and Heater worked well and we needed both on our trip. That being said Everything is old there. The carpets were stained, the beds are full beds not queens as advertised. There wasn't enough gravel on the roads and when it rained Everything was tremendously muddy. At the breakfast the staff was not helpful. We asked for water and they didn't have any at all and wouldn't get us any. The onsite restaurant was crazy expensive due to the convenience of where it was located. One of the nights we decided to dine in the room because we had kiddos that didn't feel great and they charged the 25% gratuity immediately for not eating in their restaurant as well as they did not give us the 10% off that we were told came when you rented the room. Staying there was okay, but there were plenty of things that could have been improved.

This place is so run down, it was fine because we only stayed one night but the kicker is we had to pay an $11 resort fee. This is not a resort, it had a run down pool that's it. The room we stayed in had a swollen door that you had to really budge open, only three pillows on the queen size bed for two people. Everything in the room looked like it needed to be thrown out. The bed was comfortable, the shower hot (but the shower curtain didn't stay in place because of the vent blowing it and the water made a huge puddle right outside of the shower).

We normally stay in cheaper hotels when traveling, but the cost is very reasonable for the size of the cabin you get and the location is amazing for a quick trip into Bryce Canyon. Would be ideal for a multi-day stay. We were hit with an additional $15 'Property Fee' when checking in due to booking through Expedia. I wasn't sure why and it wasn't clear what it was for.
