Really well-located property. Check-in is in the busy pub next door which made the process chaotic. Neither room was ready at 2pm and we waited over 30 mins for access. The rooms were clean, had tv and tea/coffee facilities. One room even had a fridge-freezer. The beds were comfy. I don’t think we could have done better for the price. It was ideally placed for the “On the Beach” concerts (although our delayed check-in risked late fee for post-3pm arrival).

We loved the massive room! Bed was a four poster double bed and the pillows very comfy. Bathroom was recently renovated and featured a jacuzzi bathtub. We only used the shower but the water pressure was great and towels were clean. Property offers 24h on street parking for £10 - need to go to the nearby pub to get your ticket to display in the car. Easy check in and check out.the only downside is that the local pub is also very noisy and I could only fall asleep close to midnight (thankfully my partner and child are good sleepers and went to bed 8:30pm) Would stay again if they make the room more soundproof. Close to beach and amenities

Small quirky well equipped room, with nice welcoming tea and biscuits - very nice pub from which you collect keys next door but one. Bed comfy but slightly worn, bedside light did not work. Some noise from outside sounded like a pub or club party but went quiet shortly after midnight. The TV in the room switched itself on automatically at 06:18 in the morning waking me up, so I turned it off at the plug. The hotel itself has a lot of character. It is near the sea and plenty of shops and bars, cafes and so on.

Excellent location for a trip to an event at Brighton Dome (just 10mins away) and stones throw to the beach. Check in is at the pub adjoining. The couple who run the hotel gave us two rooms situated together which was really thoughtful and the rooms were really lovely, bright and spacious. Really enjoyed out stay. I would recommend to make sure you confirm your booking well in advance of your stay.
