How can this place be described an Exceptional, have none of the previous guests stayed anywhere else. Our room 3 could not have been any smaller with the tiniest en suite. Breakfast was fine and room was clean but exceptional never.
Met and made comfortable and useful use of fridge - everything explained and host took interest in what we were doing. Attentive to needs even adapted breakfast and brought dairy free milk
Spotlessly clean in a great location within an easy walk of the centre of Banbury. Got a lovely reception on arrival, excellent breakfast and lots of nice little touches e.g. home made flapjack in the room.
Sian was so kind and welcoming, she did everything she could to make us comfortable, adding a fan to the room and providing cold water on a very warm night. Lovely breakfast, a really clean and comfortable home.
Wonderfully welcoming and friendly host, small but comfortable room, spotlessly clean with a modern bathroom.
Great breakfast, even catered for Gluten Free.
Easy walking distance to town with free parking, would always stay here and happy to thoroughly recommend.

Great place to stay just off the M40 . Very comfortable, lovely welcome, near plenty eating places and a fantastic breakfast this morning. The homemade flapjacks were gorgeous. Would definitely recommend.
A very warm and friendly welcome again, everything was perfect, lovely clean and well decorated/finished room, very comfortable bed and great shower. The breakfast was excellent and keeps you going all day. The location is great as just a short walk into town Centre so no need to move the car which can be parked off road out front. A great place to stay and would thoroughly recommend for any visit
Sian welcomed us to a wonderful overnight experience with full English breakfast. Just a short walk to the Thai Orchid restaurant for a superb evening meal. 5-10 mins walk to Banbury Cross of nursery rhyme fame.
Avonlea is walkable from the town centre and just a little further to the train station. The bed was extremely comfortable and the landlady exceptionally helpful and kind.
This is a lovely guest house and Sian is the perfect host.
Her cooked breakfast is fantastic, and there are lots of other alternatives if that's not for you.
Rooms are very comfortable and the atmosphere is very relaxed. Would most definitely recommend.
I stayed for 3 nights. Sian the host is really lovely. She even gave me some hair conditioner as mine ran out.
The flapjack on arrival was also a welcome treat after my very long journey.

Extremely charming hostess made our stay very enjoyable. It’s a small B&B (5 rooms), with average size rooms, but immaculately clean, very comfortable (ie nice size and firm bed, lovely temperature maintained during quite chilly weather etc). The cooked breakfast was delicious and there was ample off street free parking. The town centre is a 5 minute walk away. There were plenty of very good restaurants within walking distance. Lots of nice places to visit in the vicinity. Would recommend the place to anyone wanting to stay in a quiet area of Banbury.
Booked at short notice as we needed somewhere to stay in Banbury whilst we helped our daughter move. Sian was very helpful as we were unsure when we would be able to check in and offered us extra arrangements if we arrived later in the day.
A warm welcome, a lovely room and breakfast was superb. Sian also gave us some pieces of her lovely flapjack to take with us when we returned to Leamington Spa to continue unpacking for the house etc.
We are spoilt by living in a quiet cul-de-sac and I forgot my earplugs (and it was a warm night so we needed a window open) so I would just say there is some traffic noise through the night so do consider taking earplugs if you are a very light sleeper but we would not hesitate to stay again.

Downstairs double not much room but Bed was comfy and bedding lovely.
Easy parking
Hostess was very helpful with her personal touches.
Negatives - Room smelled unpleasantly of damp.
Would have liked the choice of tinned tomatoes rather than little round fried for breakfast(personal choice)
